It wasn't long ago (August) that gatherings up to 10-20 people were allowed, and that restaurants were open for business and exercising wasn't deemed essential. So what happened? Where did our government go wrong? Everyone has their own opinions, and some sound a little bit further out than others, ranging from 5G towers causing the virus, to the government trying to control our every move etc. But the truth be told, the virus does exist.. and mortality rate low or high, Does... need to go away for us to go back to living a normal life again. Amidst the 3-4 articles circulating the internet this morning, the government is heading for yet another COMPLETE shut down. All sectors will be closed. My question isn't for the people, or for the doctors but directed to the government... Why, in almost 12 months time, hasn't there been a strategy in place to open up super clinics just for covid-19 patients to avoid the spread of the virus at our hospitals? Why, when the statistics show that schools are the reason the virus is spreading aggressively, did it take us over 3 months to close schools again? Why, now that more of the population than ever is suffering, losing money, hemorrhaging.. are we looking at locking down completely again, when clearly the last 3 attempts at closure have done nothing but RAISE the cases? Are we, the public, missing something? Is there something that another lock down is supposed to do, that will magically erase the failure of the previous lockdowns that have not worked? How to summarize the last 2 months of the real estate market in two words: BIDDING WARS. These past few weeks, the market has been anything but normal. Definitely more favourable for those looking to sell than those thinking of buying. Although repeating myself is a nuisance, the lack of inventory has created an unbelievable amount of urgency for buyers. ... Visits have gone from a fun and relaxing weekly activity to rushing out every second day as new homes hit the market. Offers are no longer negotiation starters. Instead, they are deal closers or losers. Conditions are almost a thing of the past. Most (The most prepared I should say) potential buyers are pre-approved, have revised all documents and are willing to leave inspection at the door (Although not the smartest idea). Why is this happening? Pricing strategy, urgency and lack of inventory. Important note: As a buyer, you must not forget that all of 2020 sales are setting a new precedent - Meaning these are becoming the new comparables. If the neighbour of a home that was asking $499,900 and sold at $550,000 decides to go for sale next year, if his home is similar enough, he will most probably follow the same pricing pattern as his neighbour, or start a little higher at $519,900. Dont get fooled into the "Waiting is the best thing right now". With the lower interest rates. Buying at $520,000 this year, is like buying at $480,000 last year. Think of that for a second... 1% can make all the difference.

Real Estate and Financing Delays, I get queasy just thinking about it Todays market is many things, but it is mostly aggressive, fast paced, and sometimes not realistic of it's demands towards buyers and sellers. One thing we see often now as a broker, is the absolute need for a pre-approval when making an offer (was about time!) The second is simple, short financing conditions, we're talking 5-7 Days wins the game. But is this realistic of our banks and our clients?... My thoughts, Not at all realistic, Desjardins and TD are at 15 day delay minimum, while most other banks are not too far off. And all this stress of trying to get your already pre-approved client a final in under 5 days was very realistic when the demand for mortgages was much lower, but today, with tele-travail and covid-19, as well as stricter regulations... This is just putting extra stress on everyone involved. I'd rather see 10-15 days than 5-7. I know it's realistic, and will not stress anyone out, and also, I know for an almost fact that at the 7th day, I will have to be giving an extension on financing. What are your thoughts?
