If you’re looking to rent, this will help you: 1 - Rent your first choice of rental property. 2 - Only view places that are still available for rent and the landlord will approve them. 3 - Reduce the chance that another renter gets to sign for the unit before you’ve put in your paperwork. I’m a former property management business owner and real estate salesperson who has helped thousands of renters lease their ideal space, and by watching this video, I’ll help you too. Select extra costs: 1 Tenant insurance 2 Utilities 3 Window coverings 4 - Key deposit 5 - Two months of rent. 6 - Extra money, and extra time to go to a bank, immediately or the next day, with less than twenty four hours, to send a wire transfer for first and last month rent, and potentially key deposit. 7 - A cheque set for postdated cheques for all months not prepaid. 8 - Flexibility to accommodate the rental providers preferred payment method. Documents 1 - Rental application Pets and renting A - Condominium rules and regulations - Condos can pass legally enforceable rules that restrict types and amounts, or even all, animals. B - The pet bothers other people. In Ontario, most leases continue on past the lease end date, in perpetuity. You can learn about, and download, the Ontario standard lease, here: https://www.ontario.ca//guide-ontarios-standard-lease-newc Contact your future rental provider for a copy of the attachment to the lease that will contain additional clauses outlining inclusions, rights, and obligations. 2 - You need to provide 60-90 days’ notice in advance of ending tenancy, even if it’s on your lease end date. You can only end at the last day of each payment period, unless the landlord agrees otherwise. Please note that the notice period referenced on the N9 form applies only for the last day of your lease and later. Providing an N9 form prior to your lease end date doesn’t remove you of liability for rent prior to the lease end date, unless the rental provider agrees, or is able to mitigate damages. http://www.sjto.gov.on.ca//Notices%20of%20Terminati/N9.pdf 3 - Landlords can only end tenancy for very limited reasons in Ontario, in advance, using specific government mandated forms. It’s possible this changes in the future, though often this is for the owner or a close relative wanting to move in, damages, harassment, or non-payment of rent. 4 - Renters can have far less rights if they live with the landlord or select close relatives, at a workplace, school, not for profit, receive support services, or anywhere where it’s not your permanent home, and other situations. If you’re considering any of these setups be very careful to examine your rights and obligations further. Much of the above information will not apply, and is in reference to long term, primary home, self-contained rental units, in for profit properties in Ontario as of July 2020.
