According to the Royal LePage House Price Survey and Market Survey Forecast, the price of a home in Canada rose 6.8% year-over-year to $673,072 in the second qu...arter, due to low inventory levels and pent up demand. As a result, Royal LePage has revised its Canadian home price forecast with the national aggregate price expected to end 2020 up 2.3% to $663,000 in the fourth quarter compared to the same period in 2019. "The REALTORS Association of Hamilton-Burlington (RAHB) reported 1,304 sales of residential properties located within the RAHB market area were processed through the Multiple Listing Service (MLS) System in June 2020. Sales are up 53 per cent over last month, and are down only 0.2 per cent over June of last year. The average price for residential properties was $675,223, which is up 13.7 per cent from June 2019, and up 3 per cent from last month." @ Ancaster, Ontario

Breaking Effective July 1st, Canada Mortgage & Housing Corporation (aka CMHC) has announced the following changes for new applications. * Limiting the Gross.../Total Debt Servicing (GDS/TDS) ratios to our standard requirements of 35/42. (In our opinion this rule will have the biggest impact, and will reduce the purchasing power for any borrower(s) with less than a 20% down payment by approximately 11%). * Minimum credit score of 680 for at least one borrower. (A 680+ score is the equivalent to an excellent credit/repayment history). * Non-traditional sources of down payment (I.e borrowed funds) that increase indebtedness will no longer be accepted as a source of down payment. (Note: gifted funds will still be an acceptable form of down payment). "The REALTORS Association of Hamilton-Burlington (RAHB) reported 482 sales of residential properties located within the RAHB market area were processed through the Multiple Listing Service (MLS) System in April 2020. Sales are down 63.4 per cent over April 2019 and 56 per cent over last month. According to the Royal LePage House Price Survey and Market Survey Forecast, Canadian home prices are forecast to show remarkable resilience in 2020 despite the COVID-19 pandemic. If business activity resumes by the end of the second quarter, prices are expected to remain relatively flat, up a modest 1.0% year-over-year, to $653,800 by the end of 2020. If activity resumes in late summer, Royal LePage forecast that the negative economic impact is expected to drive home prices down by 3.0% ($627,900) year-over-year. BREAKING The Bank of Canada has reduced the overnight rate by 0.50%. The move stems from growing coronavirus fears which have had an impact on the markets, a...nd the global economy. Before the outbreak, the global economy was showing signs of stabilizing. However, COVID-19 represents a significant health threat to people in a growing number of countries. In consequence, business activity in some regions has fallen sharply and supply chains have been disrupted. This has pulled down commodity prices and the Canadian dollar has depreciated. Global markets are reacting to the spread of the virus by repricing risk across a broad set of assets, making financial conditions less accommodative. It is likely that as the virus spreads, business and consumer confidence will deteriorate, further depressing activity. Yesterday, Minister of Finance, Bill Morneau, announced changes to the benchmark rate used to determine the minimum qualifying rate for insured mortgages, als...o known as the stress test. The new benchmark rate will be the weekly median 5-year fixed insured mortgage rate from mortgage insurance applications, plus a two percent (2%) buffer. The change will take effect April 6th, 2020, but if implemented today the qualifying rate would equal 4.89%, compared to the current 5.19%. Although this is a positive change for potential borrowers We do, however, still consider a two percent (2%) buffer to be an onerous test level given the economic realities globally Paul Taylor, President and CEO of Mortgage Professionals Canada. Taylor said the association will continue to ask for additional support measures for those still struggling to pass the stress test. Using the 4.89% for qualifying rate, this will increase the purchasing power for insured borrowers by approximately 5%. For example, someone who qualified for a $500K mortgage yesterday will qualify for approximately $525K in April.
