Quarantine has inspired these top home decor trends to look out for in 2021: . ... Dark, moody colours are a great backdrop for furniture, and make rooms feel cozy and inviting. I am loving the board and batten accent wall trend with a dark, bold colour! . 2020 was the year everyone got a green thumb, and for good reason. Indoor plants help freshen the air, and bring the clarity and calm of nature indoors (which was much needed after spending so much time inside due to the pandemic). . & Earth tones go with just about everything. You can pair them with patterns and use them to compliment numerous furniture styles and materials. You can even mix and match them with other colours and still get a cohesive look! . We added workspaces to our living rooms, classrooms into our kitchens, and gyms to our bedrooms. When planning a renovation, it can be tempting to skip to the exciting stage of choosing new paint colors, fixtures and all the various design pieces, but in order for any renovation to go smoothly, there are a few important things to think about you take on such a project: . . Before you decide to renovate, you need to decide whether it is to raise the resale value of your home, or if you plan on living there for many years to come. You also have ...to consider the market value of your neighbourhood, and if a renovation will provide a good return on investment, or price you out of your neighbourhood. . Do your research and plan your budget, and stick to it. It is important to remember to add in a contingency fund for any unexpected costs (and expect to use it). . Talk to friends and family about their experiences, and the challenges they have faced during the process. Know what you can do, and what a professional should be doing. DIY renos are a great way to save money, but they can turn disastrous if you don't know what you're doing. . So often, people get burned by contractors because they haven't done their research, and it can end up costing a lot of money. Ask friends, family, and neighbours who they would recommend, and interview them. Ask your top choices for references and a copy of liability insurance before a job begins- any good contractor will have no problem providing both. It is important that you don't just rely solely on client testimonials and reviews. Search out actual customers that can give you a firsthand account and answer any questions you may have. ? With inventory still so low, more and more people have been considering building new construction. I absolutely love helping my clients build their dream home, however it is important to make sure that building a home is the right choice for you. Here are a few things to consider if you are thinking about buying new: 1. ?... Building a new home typically takes anywhere from 6-18 months depending on the builder. 2. ? New homes are never perfect, but the chances of having to fix a broken pipe or replace a heater in the first 5 years are significantly lower. Additionally, most builders include a range of warranties with their homes. 3. ? With new construction, you would be able to build something that fits your needs and wants, and not have to compromise as much as you may have to with a resale. If you are considering buying new construction, ' ' . You will want to have someone advocating for your best interests and negotiating on your behalf! Remember, the builder salesperson works for the builder, and represents their best interests, not yours. The more you know going into the process, the better you’ll be able to navigate the process of building a new construction home! That's where I can help!

One (very) frequently asked question that most buyers have when they first start their home search, is . Do I go to my bank? Do I use the guy my sister used 5 years ago? Do I use an online lender? (the answer for that is always a no from me). These are all options that you could choose, but my number one recommendation is .... A mortgage broker is someone who reviews multiple offers from a network of lenders, and advises you on the best loan offer for you and your financial situation. A lender can very easily make or break a transaction, and a bad lender can very easily make the entire process a nightmare, and even cause the deal to fall apart at the last second (trust me, I've seen it happen). Before you decide on a winner, it’s important to compare interest rates and fees offered by at least 2-3 lenders so you can be sure you have the best deal. It is also important to have good rapport with whoever you choose, they are going to be the ones handling your money after all. Need some recommendations?
