Don’t forget about the annual 50k Coast to Coast Foot-roast held every September from Hardy to Holberg! Shameless plug...2004 I won the race and was first person to cross the finish line and was athlete of the week in Gazette newspaper at 41years young. Yup definite highlight of my life.

This was my first home bought with hubby in 2004. We split in 2007 and I had a serve rollover MVA in 2009 landing me on CPP Disability and no way to make my mortgage payment. TD bank differed a few payments but now what?! I rented the bsmt suite but figure I was able to make more renting the 3 individual rooms upstairs so I moved into bsmt and found out of town contractors to share my kitchen/laundry area. Now these out of town companies wanted the whole house so I moved out... of town into daughters bsmt suite in Campbell River making it harder for maintaining the house 300km away so I put a RENT TO OWN sign on fence with immediate interest. A local couple who fosters children needed a bigger house, and were working on their credit score to qualify for their first mortgage. Legally: I offered to sell them the house for what I owed. TD bank switched mortgage to OPEN so it would be easier with closing fees / paperwork etc & Had a lawyer draw up our unique agreement! I sold the furniture and they moved in on a two year contract with $10,000 (non-refundable) down, they paid me enough to cover mortgage /utilities/taxes and I took that $10,000 off the top of the price when they were ready - to purchase their own mortgage. Note: Make sure you take into consideration the difference between a mortgage payment on a house you live in verses a rental house, (aprox $200). We sold privately, I didn’t have to go bankrupt, and they had their first home and helping port hardy in a big way by fostering children in need, who have had a hard start on life! Notary fee: $980. TD mortgage penalty fee - $500. Rent to own Contract: $1,000. Making Lemonade out of Lemons: PRICELESS! Even though the house was sold, im getting a lot of interest on this page. Might be because of the Beiber the fawn or I may have inspired another who's in a similar situation feeling stuck in a home they can't afford. This worked for me. Hope it helps to inspire you or somebody you know who's struggling. Never give up!
