Recently I have had. a ton of questions in regards to POCKET LISTINGS and why someone would want to list their home in this manner. In my experience in a small community the #1 reason would be solely for privacy of the seller. A pocket listing is when a property is listed with a Realtor of their choosing but is not actively marketed on the Multiple Listing Service (MLS) therefore not open to the publics view via internet or signage. Another reason would be simply to test the market. The cons of listing in this manner is pretty obvious: less traffic - smaller pool of potential purchasers. Hopefully, that answers some questions.
