Received a call this morning from a buyer who wanted an inspection prior to putting in an offer. Unfortunately when they tried to make the arrangements, they were told that a home inspection was NOT permitted. We are hearing this more and more! Perhaps the wording in the "offer to purchase" should be amended to something like: "The Seller (and Realtor) acknowledge refusing the buyer's inspector onto the property and understands that if any issues arise upon taking possession of the property that the Seller and Realtor will be responsible for any and all damages". I betcha home inspectors would be allowed to do their job if that clause was amended.

A little frost on the pumpkin will call for some heat in the house. So before the chill hits, be sure to buy an Underwriter Laboratories approved detector that has some of the following features: An audible alarm. Power-on light. A manual reset button to silence alarm briefly. Test button to verify that it works.

Not all home inspectors go into the crawl space. Thank goodness we do. This bucket will fill up quickly and then what.......

Did another post-purchase inspection and discovered that the buyer was not informed of a fire in the basement (which was not treated), active knob & tube wiring (she'll likely have to rewire the house in order to get house insurance), missing insulation (not very energy efficient), and an underground pipe (may lead to underground oil tank & soil analysis costs). This is just to name a few concerns. Our heart goes out to buyers at this time who do not get a pre-offer or pre-purchase home inspection.They think their bid has 'won' them the house, when in more cases than not, they end up losing.

Just experienced a first. My office manager was on a three-way call with a potential client (vendor) and his Realtor. The vendor wanted a home inspection on the listed property to help sell his house. We discussed price, time availability etc. and then they thought we had hung up the phone. Lo and behold, we then heard how the Realtor bad-mouthed our company because we are thorough and do the job right! The Realtor actually called us brutal and convinced his vendor to hire another home inspector (sorry I can't divulge his name) who overlooks things. The vendor and agent are putting themselves in a very precarious position. Lost total respect for this agent. However his client (the vendor) will likely hire us when he is buying his next house. Oh my goodness people, do your homework please.
