Hey Folks! Has it been nearly a month since our last post? Wow where does the time go? The good news is, things are moving along on ALL our fronts. The outside of our exciting custom home is what you see in the first photo. Wrapped and ready for siding. On the inside, the drywall is going really well and there is a LOT of it. Joe wanted me to mention that building a high performance home, really demonstrates the efficiency that is achieved. See that little 4500 watt heater? Two of them are enough to heat the 2600 sq. ft. space. Even with snow on the ground! This house is going to be super cost effective to heat. I'll update again before the holidays. So glad we got the footings in before this crazy October snowfest! Moving right along on that cute little three bedroom home at Riverfront Walks. Here's the walls that got put up today! Oh! And did I mention that the first side of the semi-detached home is sold? The other side should be ready by Christmas if you're looking to make a move in the New Year! Have a cozy week!

We've got the footings poured for our next home at Riverfront Walks! It's going to be a cute three bedroom home. Sorry folks...this one is already sold.

We're starting a new single family home at Riverfront Walks. This gave our apprentice the chance to work on her first excavation. Way to go Shanice! The first unit of the duplex is nearly done now. The garage doors and trim look great! For a look inside, check out Curtis Burbee's Real Estate site.

We got some work finished on the outside of the Riverfront Walks places. Nearly finished the interior finishing on the first unit and now the outside looks more complete. Amazing what a couple of strong backs and a skidsteer can accomplish in a hurry! Great job crew! Have a fantastic week!

This was not the only thing going on this week but seems pretty impressive. The roof is on! Just a little hard to see from this distance. It's going to be an amazing home! On the other front, the duplex is painted, the driveway and walkway are paved, siding is going on, light fixtures are up and the mechanical equipment is largely done. Window sills and floors coming right up! Whew! Almost ready for people!

This is interesting! I remember shopping at Hoy's for the most eclectic selection of things from fabric to kerosene lanterns and all things to set up a "back to the land" cabin in the late '70's. Cool!

More walls on the custom home! The second picture is from the inside looking out at the great view. No wonder they wanted so many big windows!

Meanwhile, back at Riverfront Walks....ready for paint inside and grading is done on the outside, ready for landscaping. Great job Broadway Drywall and our very own Paul Nichols for the landscaping. You guys make us look good!

It's so exciting to see the first walls go up on a new home! Is that just us and our home owner? Naw! It's exciting, really really exciting! Notice the various wall heights... the roof is going to be super interesting.

News Flash!!!! Icon Homes is the FIRST builder in British Columbia to have completed TWO Net Zero Ready qualified and labeled homes through CHBA's Net Zero Labeling Program. Pretty exciting!

This week at the Riverfront Walks duplex building site! This is what the "blow-in" insulation looks like as it's being done. So much better than the itchy pink fiberglass we all remember! One of the benefits of this method is that the insulation is "blown-in" to every crack and crevasse in the wall...no gaps or leaks. This is one part of how we achieve our high efficiency ratings. Drywall starting soon! Will keep you posted.

This little family is looking to move into Riverfront Walks. How about you? Building update: wiring, plumbing and mechanical are almost complete. Insulators are starting next week, the garage floor is done and the garage walls are drywalled! It's great time to book an appointment to see the unit. Not too soon to start picking out finishes!

Getting started on a new Step 4 dream home for some friends. I’m excited about this one as it is a unique style for the Cariboo.

Hope everyone had a good weekend! Thanks to our fantastic roofing guys "O'Flynn Roofing", we are now dried in and rolling! Great job! The rough-in electrical is done as well and plumbing is well underway. It's not too soon to book an appointment to have a look at the unit and let your imagination soar!

Are there any non-profits out there who would like us to donate empty water and drink bottles? Our thirsty crew goes through a fair number each week. We would happily drop off our donation once a week or so. This would help us keep our job-site tidy and give us a tiny way to give back to our community. Just let us know. Thanks!

So, I mentioned that the trusses were coming on Tuesday right? Well, this is what it looks like 3 days later. Not only trusses up, but the plywood is mostly on! Well actually, by the time you get this post it probably will be done. Great work guys! And now is a good time to get in there if you want to choose colours and flooring!!! Believe it or not, that's how fast things progress. Have a great weekend!

And then there were walls! Tuesday the crew started standing up the walls. By Wednesday all the outside walls were up. Today, Friday, the interior walls are up and they're getting ready for setting up the trusses for the roof next Tuesday. The exterior air barrier (the white stuff with writing on it) has been applied too! Great week!

The floor is on! Way to go crew! That was Friday and they are back at the site today. We'll keep you up to date!

In the past year we've gone through several shifts as a company and have made a few decisions that we're excited to share. Up until this year (2020) we've been focused on building high performance, energy efficient custom homes for our customers here in Quesnel. However, in light of everything happening with COVID-19 and the influx of people moving from larger cities to places like Quesnel, and the fact that there haven't been a lot of brand new, move in-ready homes built here recently we saw a real need in the market for smaller, more cost effective housing options. So, we've made the decision to largely leave custom building behind (with the exception of working with clients who are really serious about building net zero homes!), and dive head first into our first development project - Riverfront Walks. Riverfront Walks is a beautiful, gated community on the Fraser River, and we are so excited to be able to start building and selling brand new duplex and detached, 2 & 3 bedroom spec homes there. Couldn’t agree more. I was really heartened this last month when we posted an ad for workers and 3 out 7 resumes were from young women. One of whom we are happy to say now works for us as our newest apprentice.

Intimidating and exhilarating getting to speak in front of such an amazing and accomplished group of people. So much information today, my mind is blown.

Really excited to be taking part the Canada’s first Net Zero Home Leadership Summit in Harrison Hot Springs.

The frame for the solar panels are coming along nicely. Pretty excited as this is our first one.

We’ve set the base for the solar array that is to be installed in about two weeks.

Just installed our first drain water heat recovery unit in our Net Zero home. I added a picture of the home run water manifold just because I love how neat and tidy they look.

Big week for us as we were able to place the Net Zero Ready Label on our certified home. Pretty rarified air we’re in here as we just found out that there are only 215 Net Zero labelled homes in all of Canada and ours is the 7th one labelled in BC. It’s been an interesting experience as we learn as we go. We’re well on our way with our second Net Zero home, stay tuned.

Really excited to be sitting at my first B.C. Energy Step Code meeting yesterday. I’ve been offered a seat to hopefully give a perspective from a builder in a s...mall Northern community. Really excited to have Ben Giudici from Riverside Energy Systems at our newest Net Zero home project to discuss the potential solar panel system we’re hoping to install.

Then this afternoon the crew finished getting our Nudura ICF foundation ready for the pour tomorrow morning.

Our wonderful crew assembled these trusses on the ground and then my buddy Richard from Cameo Truss came up today with his crane to set the bundles in place. With tall walls and an uneven floor this was the quickest and safest solution. It was our first time and it won’t be our last.

Fun afternoon! We’re unloading trusses on our Net Zero home and pouring footings at our next home.

Trusses arrive today. We sandwiched the air barrier, that goes over the top of the double exterior wall, between the top plates and a piece of sheathing that ties the two walls together. This should make sliding the trusses around much easier, without the worry of damaging the air barrier.

The double outer walls are framed now and most of the inside walls will be done tomorrow. Things are going well on our newest Net Zero home.

I was so thankful for getting to take part in this wonderful video promoting the CHBA members of Northern B.C. It was a really fun day and I’m so impressed with the final product. The film crew did an amazing job.

The big wall is done, it looks terrific in the sun. We also did our mid construction blower door test and passed with flying colours. We need to achieve 1.5 air changes per hour or less and on this test we got .73. The attention to detail has paid off. Well done everybody!

This is who inspires me. This is my friend Shay with his partner Beau and their wives from Northern Homecraft. These young innovators from Vanderhoof built the first certified Net Zero home in northern B.C. and this past weekend won the CHBABC Provincial award for Best New Certified Home. So proud of these guys!

Air tightness is one of the key components of a Net Zero home, especially in our Northern climate. Although we have installed our air barrier on the exterior of the walls, wrapping it over the top of the walls and sealing it to the vapour barrier on the ceiling. We have also installed foam gaskets at the top and bottom of the wall and around all doors and windows, as shown in these photos. When the drywall goes on it compresses onto the gaskets giving us another line of defence. This is called airtight drywall . We don’t use a plastic vapour barrier on the walls, we will instead apply a vapour barrier primer. This along with the EPS rigid insulation on the outside, will allow the walls let moisture travel out in both directions. This hopefully will create a healthy wall system.

Drywall is happening as well.
