RECORD YEAR The greater Fredericton/Oromocto region broke an all-time record of home sales in 2020. There were 2660 home sales in 2020, 195 more than in 2019; a 7.9% increase. The annual average price was $207,252, rising 10.3% from all of 2019. The supply of active listings continued to decline to make it an even stronger seller's market. 380 units were for sale at the end of 2020; a 42.2% decline of active listings going into 2019. Active listings haven’t been this l...ow at the end of December in more than two decades. Homes sold in December set a new sales record as well. 141 units were sold in December 2020; an increase of 42.4% from December 2019. OCTOBER SALES STATS--> 1. HOUSING INVENTORY THE LOWEST IN 19 YEARS The monthly stats are out for October. Overall supply has fallen to its lowest level since 2001. Active residential listings numbered 587 units at the end of October. This was a large decline of 36.9% from the end of October 2019. 2. SALES ACTIVITY IN GREATER FREDERICTON/OROMOCTO... Last month there were 225 homes sold and spent an average of 33 days on the market. That is up slightly by 1.4% from October 2019. Overall, year-to-date, home sales are up 3.8% and the average sale price is up 10.2% so far in 2020 compared to the end of October 2019. There were 265 new residential listings in October 2020. This was an increase of 10.4% on a year-over-year basis. The Jack Carr Real Estate Team marked 7 properties as sold last month!
