#GIVINGBACK - Every Friday afternoon I volunteer a Holland Bloorview Kid's Rehabilition Hospital helping children with therapeutic activities during their stay at the facility. The patients and their families go through incredibly stressful times and the amazing staff at Holland Bloorview go above and beyond everyday to help bring some level normality and whimsy to the kid's lives. I am so grateful to be a part of the recreational programs that they made available to their ...clients. Some days we paint , some days blow bubbles , and some days we spend the whole afternoon wrapping donated gifts but no matter what I always leave with a full cup. 2020 has had its ups and downs for sure, but there is one thing that has stayed consistent throughout. My relationship with @cat_rowe3 has kept me grounded during a year that turned a lot of people's lives upside down. The adventures that we were able to have this year gave us a break from the isolation, but there is no one else with whom I could have hoped to be isolated. This week on #mortgagemyths ... APPRAISALS PART#2 The pandemic has indeed forced a change in how appraisals are conducted. Depending on where the property is located and what stage of lockdown that area is in, most appraisal companies are carrying out "Modified Full Appraisals". This means that appraiser never actually enters the property itself. They do an inspection of the outside and then request pictures of the inside from the current resident or one of the Realtor...s on the sale. Using the outer inspection and indoor pictures the appraiser compiles the report, determining the condition of the property and any upgrades that have been done from the information they have collected. Then the traditional method of using comparable and recent sales in the area is employed to determine the most accurate value of the property. The Modified Full Appraisals sometimes even take less time than regular full appraisals because the appraiser doesn't have to do a full walkthrough of the property. As long as the pictures of the inside are submitted in a timely manner, I have had non-rush Modified Full Appraisals come back in 2 or 3 business days! This week on #mortgagemyths ... APPRAISALS Most residential appraisals are based on "comparables". These are recent property sales in the same area of comparable size and quality that can be used to determine a market value for the property in question. What some people don't know is that the appraised value is not necessarily the same as the purchase price at any given time. In a hot market if there are no recent comparable sales to support the purchase price then the ...appraisal may come in lower than expected. This can cause a problem if your lender requires an appraisal and the value comes in lower than the purchase price. If this happens you may have to come up with extra cash to cover the shortfall in the financing. This is a conversation to have with your Realtor.
