Some will always look for loopholes in residential lease agreements. We are here to protect you from these cases.
Bill 184 has proposed changes for Landlord and Tenants. Here are a few of these changes summarized. -Landlords were not able to in the past to seek damages from tenants if they were not in possession of the rental unit. This bill will give Landlords the ability to seek damages up to one year after tenant leaves property... -Easier for Landlords to seek compensation for utility bills unpaid by tenant through application to tenancy board. -At the N4 hearings a tenant will only be able to raise issues about their tenancy if proper notices and forms are given to landlords in advance. -Bad faith terminations; if brought before the board by tenant (Ex. A landlord seeking termination of lease to move into property and then fails to do so) will be forced to compensate the tenant no more then the equivalent of 12 months of rent. Previous fine was set at $25,000 There are several other additions. Feel free to contact us for any clarification and how your property may be impacted. Ultimately, this proposed Bill will bring the pendulum closer to centre for fairness for the Landlord in seeking compensation for damages and unpaid bills.

Began the process of a bathroom renovation. This bathroom was brought into this century. 1980s tile replaced with new surround, replaced rotted studs, replaced crumbling drywall, and replaced the 1980s taps (that really belonged in a museum). Proud to be able to bring this bathroom back to life, increase value, and provide quality workmanship. Paint, tiles, and remaining bathroom is next on the list.
