Did you know yesterday was #NationalVisionBoard day? It’s time to put those 2021 dreams into plans! Here’s how to make a home focused vision board: TOOLS: - a canvas like poster board (these can be found at the dollar store and come in a variety of thicknesses - I like the thicker 5 mm thick poster board over the others as they have more substance to them) - scissors... - glue - images and text Step 1 - Find and print images online of your dream home- outside and inside - different rooms you envision; style, etc.. Step 2 - Place your images and text items on the board Step 3 - Keep it front and center so it is constantly in your view - your bedroom or office works if those are areas you spend lots of time in Step 4 - Take Massive Action - what will you need to do to achieve these goals? Do you need to save for a down payment to buy this dream home? Do you need to plan renovations to your existing home to make it your dream home? One way is to work with a coach, like myself, who can help you shift your mindset and achieve your home ownership dreams!

Co-signors VS. Guarantors A co-signer will usually have their name on the title of the home whereas a guarantor’s name isn’t actually on the home title and do not have the same property rights as a co-signer would. Guarantors are usually liable for default only when the lender has done everything possible to get the primary borrower to make the payments. -... - Someone who co-owns the home with the person living in it (most common example would be a spouse) - Typically required when primary borrower doesn’t have the income to qualify for the mortgage on their own - Assume an equal portion of the mortgage liability as primary applicant - Their name appears on all of the mortgage documents and they are registered on title - They have equal responsibility in ensuring that the payments are made - Generally used when the primary borrower has the income to support the mortgage but may have credit issues preventing them from securing a mortgage on their own - Their name is on the mortgage but not on the title of the property - Their role is strictly to guarantee that the mortgage payments can be made in order to get mortgage approval - Typically becomes liable for default only after the lender has exhausted all other means of collection against the primary borrower - Generally in a better financial position than the borrower, but since they don’t own any stake in the home, generally assisting out of compassion (for example parent helping an adult child) If you’re wondering if a co-signor or guarantor will help you obtain mortgage financing, let’s book a time to chat http://calendar.jfmortgages.ca/!

For the lender, this is more risky because they are in second in line should the homeowner default on their payments basically they run a higher risk of not being paid out in full. ... Q: ? A: A second mortgage can be a good way for homeowners to consolidate debt. When there is equity in the home, these are great for clearing up high interest debt, obtaining funds to do renovations or another purchase. Q: ? A: For individuals with an existing mortgage, with good credit and more than 20% equity in their homes, the most affordable second mortgage will be in the form of a home equity line of credit. If not a second mortgage through a trust company or private lender is required. Lenders will then examine your equity, income, credit score, and property. It is important to note that each situation is different it’s best to speak with a mortgage professional to take you through the options. Did you know nearly 20% of all income earners in Canada are self-employed? Despite this it can still be difficult to obtain a mortgage. This is because it is not always easy to prove that you make enough money to pay your mortgage, and many business owners are motivated to expense as much as possible to minimize their taxes payable which many lenders do not recognize. Those who can provide a personal tax notice of assessment for the last 2-3 years and proof of income (and o...ther supporting documents) can generally access the same mortgage products and rates as traditional buyers. Those who cannot need at least a good credit history and provide a minimum of 10% down payment. . Because it is difficult to navigate which lenders specialize in self-employed mortgages, or have more favourable terms for the self-employed, this is where using a mortgage broker has obvious advantages. We’ve talked about what a credit score is and why it’s important this week’s #TIPTUESDAY is how to improve it, especially so you can be approved in the future even if you aren’t right now! 1. Monitor your payment history Your payment history is the most important factor for your credit score.... always make your payments on time make at least the minimum payment if you can’t pay the full amount that you owe contact the lender right away if you think you'll have trouble paying a bill don't skip a payment even if a bill is in dispute 2. Don’t go over your credit limit. Try to use less than 35% of your available credit. It’s better to have a higher credit limit and use less of it each month. If you use a lot of your available credit, lenders see you as a greater risk. This is true even if you pay your balance in full by the due date. 3. Increase the length of your credit history The longer you have a credit account open and in use, the better it is for your score. Your credit score may be lower if you have credit accounts that are relatively new. 4. Limit your number of credit applications or credit checks It’s normal and expected that you'll apply for credit from time to time. If there are too many credit checks in your credit report, lenders may think that you’re: urgently seeking credit trying to live beyond your means 5. Use different types of credit Your score may be lower if you only have one type of credit product, such as a credit card. It's better to have a mix of different types of credit, such as: a credit card a car loan a line of credit

#TIPTUESDAY HOW SAVE FOR A DOWN PAYMENT 1. Make it a priority! Identify areas where you can cut back (vacations, eating out)... 2. Pay off debts you can’t save if you’re paying interest to someone else. Start with your highest debt interest, then the next. 3. Save more from work. If you get a raise take that extra money and save it in a separate savings account. Also try saving bonuses, extra sales commissions or tax refunds in your separate savings account. 4. Look for cheaper ways to do things. Libraries, groupons, and consignment stores are all great examples of how to still do the things you love for less! 5. Put your savings in a RRSP/ TFSA so there is gradual accumulation over time If you want to get a better understanding of your current situation so you can plan for your future, let’s chat. 2020 has been an economic rollercoaster for people all around the world. As uncertain as the situation is right now, it is natural to hesitate about making such a big financial decision. Real estate investments are always a good idea, as property prices often tend to rise with time. If you have the money and a desire to invest, buying a house is great but there are some things to take into consideration Your personal finances ... Even if you have savings, you have to consider if you can risk spending it as the unemployment rate has shot up everywhere. If you are feeling insecure about your employment and future, then it is better to wait. If you are in debt, do not invest. Focus on clearing the debt first and hopefully by the end of 2021, you can buy the house. The housing market Despite all 2020 brought the prices have not only held their own (and increased) but the local market has continued to set records and demand remains high. The best course of action for the remainder of 2020 is to stay updated. You can also apply for a pre-approval for a mortgage, so if the plan is to buy next year any challenges can be caught now and fixed beforehand. Although 2020 might look a little different, according to mymoneycoach.ca the average Canadian spends around *$1800* on travel, gifts, entertainment, food, and other related expenses during the Christmas holiday season. With less than 8 weeks till Christmas you can easily reduce your expenses, without reducing the fun, if you plan properly for the holidays! 1. Talk to family and friends about a holiday plan. What is reasonable for everyone financially this year, or i...s this the year to start new traditions? 2. Nail down your overall holiday spending budget gifts, festivities, decorations, travel, entertainment, babysitters, ubers, hostess gifts, etc. 3. Complete your gift list and revise it as necessary, keeping your budget in mind. Starting your planning now means that you have time to be more creative with your gift ideas (i.e. wine making!) 4. Watch for sales at the grocery store. Store them for later in the cupboard or freezer. 5. Avoid the buy now, pain later effect of credit cards. Pay with debit or cash as much as possible. If you are using a credit card, keep it simple and stick with one. 6. Keep a running tally of what you have spent and check back often. Update your overall holiday budget in comparison to what you have spent. If you have overspent in one area, look for ways to cut back in others.

#TipTuesday Why should you want to use a realtor to purchase your home? They can: Find homes that match your budget and needs. Although property search sites give you a sampling of what’s available, a realtor will research for you whether the asking prices is justified based on comparable home sales in the area. This ensures you don’t pay more than you have to for the home you want.... Dig up the big picture including facts on the neighbourhood, or info that the sellers may not disclose that are important to you. Negotiate an offer, including the price and other clauses and conditions in the purchase agreement without emotion (the home buying process can get emotional and stressful - a realtor takes care of a lot of that emotional stuff for you). Navigate the home inspection, and negotiate repairs or credits with the sellers (That 200+ page report you just paid for? Yes, a realtor can do help you understand what this report is saying). Decipher paperwork that could be filled with complex jargon and terms you don’t understand. Realtors are a wealth of information. If you are purchasing a home, a realtor’s services are free to you (the seller pays the commission upon the sale of their home), just as mine as a mortgage agent are. Why wouldn’t you use a free service that benefits YOU!

Credit checks don’t only mean a credit score - they give us the big picture so we can better serve you and your homeownership goals. These are important pieces of information that a lender will use to determine whether you will be approved for mortgage financing - whether they think you will make your payments every month and keep your end of the bargain, and whether they consider you high risk or low. There are times when people have had blips in their credit - maybe a mis...sed payment (or a couple of them) due to a marital breakdown, or a bankruptcy or consumer proposal due to the closure of a business. These doesn’t always mean that you will never be approved for a mortgage. So you found a house and even got an approval for a mortgage... AWESOME! Don’t jeopardize your approval by purchasing a new vehicle or obtaining any new forms of credit. These new monthly liabilities can throw your Total Debt Service (TDS) ratio out of whack. The TDS is what we use to ensure you can comfortably manage your monthly liabilities - which can cause a lender to pull out of the deal.... Our summer project this year was a backyard garden! As a family, we built a massive garden box and planted a ton of veggies and herbs. We had no idea what we were doing but have enjoyed the process of learning. Even my little one has loved watching all the plants grow and tasting the fruits of our labour - all right from our home.... We have enjoyed raw and steamed green beans and peas, wonderful herbs added to pasta sauces, lettuce for BLTs, and a massive harvest of tomatoes. What should we plant for next year?
