"Housing demand in the GTA remained strong during the first month of 2020, with sales maintaining their double-digit growth in January (+15% year-over-year). Total TREB sales volume reached its third highest January level of the past decade (4,581), surpassing the 10-year average by 5%. Housing demand ha...s been rebounding over the past nine months following a slowdown caused by the initial effects of the new mortgage stress test regulations introduced in 2018 as well as an unsustainable run-up in activity during the 2016-2017 period. While sales have shown tremendous improvement over the past year, activity remains restrained relative to population growth due to ongoing affordability issues, low supply, and a sharp acceleration in prices in the bottom end of the market, pricing out some first-time buyers. Average selling prices reached a new January high of $839,363, rising 12.3% year-over-year the fastest rate of price increase since May 2017 and the second straight month of growth above the 10-year average (7.6%). To illustrate how quickly prices have accelerated, a year ago in January 2019 annual price growth registered 1.5%. Average prices were 9% higher than their previous January high in 2017 ($768,427), and 52% higher than five years earlier ($552,925)."
