This is definitely accurate some days LOL
This scenario can easily be avoided by making sure your Realtor (whether representing you as a Seller OR Buyer) carefully outlines items under the Included Chattels or Exclusions section of your Agreement of Purchase & Sale. Many times items posted in the Listing are intended to be included but a Buyer does not want them; other times it’s an important item the Buyer definitely wants. Either way, everything should be detailed in the Agreement that gets signed off by all Partie...s. Then it is very clear to EVERYONE what stays and what goes, regardless of what was originally intended to stay or not. Make sure your Realtor knows what items are important to you and knows whether to include or exclude them and that they get documented IN WRITING IN THE OFFER. This applies to any monthly rentals or rent to own items in the home as well. Many years ago one of my colleagues compensated their Buyer for a big kitchen island that was removed by the Seller prior to closing. It was a crappy thing for the Seller to take (as it matched the rest of the kitchen) but most islands, unless they have plumbing, electrical or appliances built into them...are NOT attached. In that case, it was not attached and it was not written into the Offer as an Inclusion. It was shocking and my colleague stepped up to the plate and worked with the Buyer to make things right.
