I know what you’re thinking: Jen - this isn’t a glowing review?? Let’s me explain... This is what the listing agent of a house my clients just bought said to me.... This was a brand new & it was my job to identify all the deficiencies. So HE considered me a pain because I presented him with 3 pages worth of things I found that needed to be fixed. My clients, however, will be walking into a home on moving day that will be perfect! And my job is to protect them and ensure they are happy. All kidding aside, he did laugh when he told me I was a pain and asked me if I had a background in engineering or construction. (Nope: neither - just annoying detailed ) All in all everyone is happy. Alrighty...we made it to the end of 2020. Here’s how the #torontorealestate market finished off. Despite the fact that immigration came to a grinding halt, that many people decided to follow their ’s and move outside the city, and that many people were not sure where the economy was going, the Toronto market still performed extremely well. ... Here are December’s numbers. For a month that is typically slow...it was extremely busy. Except for our condos . They suffered a bit: size too small? More people moving to a house outside of the city instead of moving up to a 2 ? Believe it or not, there was also not a lot of inventory in the larger condo segment so those wishing to stay in the condo world, but wanting more space had no where to go. January, so far, is proving to be a bit different. Stay tuned. (Oh the excitement! ) I’m thankful it worked out for everyone so well. I’m thankful that our market is still strong. ’s are people’s largest investments and I never want to see them trash talked. This is one of my favourite transformations! My job was to take a windowless (mostly) condo in a downtown building that was set up as an office and convert it into something that people would drool over (so much so that they didn’t notice the lack (-ish) of windows). With the help of @the.property.stylist the goal was accomplished and I received 10 offers & sold it for way more than expected. ... The other day, the Google and I were hanging out and I came across this photo and found myself saying hmmm this looks familiar?! Turns out it was the unit I had sold 2 years ago. Friday was a super fun day for my clients! But let me take you back to how it all started. The past few weeks have been even MORE super competitive in certain housing markets.... My clients and I had been competing for homes with anywhere from 15-30 other buyers at a time. (yes 30 offers on some properties - but don’t get me started on that) This house had over 60 showings in under 20 hrs. That means over 60 potential buyers were interested and WE scored it on Friday night in a pre-emptive offer. When competition is fierce you need a SOLID plan as a buyer. Keeping your only works in those realty TV shows. I consider myself to be a very organized person. BUT something happens with my work closets. I mean don’t we all have that one space where we keep our: What the heck do I do with this? Where does this THING belong? ... I should be keeping this right??? I’m a big believer in trusting the professionals. So when I redid my office I was knew it was time to call in the professionals. I hired @easeuporganizing . And here’s where things get fun!! Based on their experience they guesstimated it would take a full day to do my office. [Enter my pride & ego] I was like there’s no way my office will take that long!!. We had a good laugh & decided it would be a good challenge. Turns out they were able to do my office in record breaking time. Turns out - other closets in my house ALSO needed a hand . Here’s what I have learned: let professionals do what professionals do (you can see it made a huge difference: I have SO. MUCH. MORE. SPACE) Jokes aside, they were able to do it much more efficiently & effectively than I could I got rid of so many things that I didn’t even know I needed to get rid of BEST PART: (aside from all my new storage space) I’m using things I didn’t even know I had. Which means: I’m not spending money on things I don’t need. A new volunteer initiative has been started to help them called: Health Worker Housing Many are separated from family, and are forced to look for... temporary, SAFE, alternative housing where they can self-isolate in order to continue working on the frontline at a reduced price (or even free! Remember they are likely paying for other housing elsewhere) How can you help? If you have an basement apartment, a furnished condo suite or an Airbnb suite you can sign up.
