We keep hearing the phrase "it's a seller's market" .. but what the heck does that mean for buyers? Simply put - a seller's market is when there are more qualified home buyers than there are actual houses. Right now the Sault has a ton of buyers with very minimal housing inventory. This creates a highly competitive bidding environment. As a buyer right now is a great time to purchase because interest rates are so low, allowing you to pay down more of your principal and gain ...equity in your home faster. And, although we have market predictions the truth is nobody really knows for sure what's going to happen to home values in the future. Playing the "wait and see what happens" game as a buyer could end up costing you thousands of dollars simply because the cost of housing has continued to increase. So, how do you put your best foot forward once you find a home that you love? 1) Hire a Realtor (obviously ) 2) Speak with lenders and have your financing arrangements in place before submitting offers. This will allow for a much shorter conditional period. 3) If you have a home to sell, list it before making offers. 4) In a multiple-offer scenario, you should be prepared to offer your highest and best because you might not get a second chance. This applies to conditions as well - the fewer conditions that you have to satisfy, the less risky your offer is to a seller. Two key takeaways here --> start your home search as prepared as possible so that you can jump on your dream home with confidence and in a multiple offer bidding war, the less risk to the seller the better.
