Why are appraisals even important? 1) Protect the buyer: the appraiser will look at comparables and report on the condition of the home. 2) Confirmation of value. 3) The bank will only lend on a percentage of the value (usually value less down payment). If you waive conditions prior to the appraisal, you could be on the hook for the difference between the appraisal and the purchase price.
