Your mortgage renewal is an opportunity to take advantage of offers that other lenders are making. However you do have to qualify all over again to move your mortgage. So what happens if you don't? Nothing really. Your currently lender will typically still offer you a renewal that you can sign and send back and life will return as normal. Unfortunately you may be stuck just taking what they're offering but generally nothing changes. The spring market is heating up here, let's make sure you're ready to buy a home! Here's what you'll need; Down payment. At least 5% of the purchase price of your home will be required. This can be from savings or a gift. Good Credit. A credit score of 680 is typically the minimum. Don't rely on what credit karma tells you though, they can be a good guide for your score but they're not then same as what lenders see. ... Documents. Documents. Documents. Job letters, paystubs, last two years Notice of Assessments and/or T4's to start with. A stacked team. You're going to want the expertise of experienced people on your team. A mortgage broker. T E N Y E A R S Ten years ago this week I passed my licensing exam and became a Mortgage Broker. What a ten years its been! This anniversary completely snuck up on me. I don't have anything eloquent to say. I can't tell you how many mortgages I've arranged (one day I would love to do that math!) However, all I can manage to say is THANK YOU. ... Thank you to all my clients over the last ten years. My friends who trusted me, my family members. Thank you for telling your friends and families to use me as their broker. Your support has meant the world to me and my family. Thank you to all my realtors. Thank you for trusting me with YOUR clients, I know they are as important to you as they are to me. Thank you to my OG mentor Kathy Weeks. In a perfect world every lender would like if all employment income was guaranteed with no risk of changes. However, this isn't reality. Here are things that lenders look at when evaluating income. Employment Income Income earned from employment, ideally non probationary. When a salary or hours are not guaranteed or the employer is a family-member, a two years of history with that same employer is typically required. ... Self-Employment Income Self employed people will be required to provide their last two years tax returns, and typically their last two years company financials, if applicable. Be prepared in Covid times to also have to provide recent bank statements showing continuing income during the pandemic. Overtime/Bonus/Secondary/Commission Employment Income earned on an overtime/bonus/commission or from a second job can only be included if there is a two year history showing the income is consistent. Tips or Gratuities Tips and/or gratuities may be included as income provided that this form of income is consistent, and is declared as income through personal tax returns. Alimony/Child Support Payments received for alimony and/or child support may be included into income when we can show over time that such payments have been fully and regularly made and are expected to continue on the same regular basis. Maternity Leave/Child Tax Benefit When someone is on maternity leave, we typically can use their return to work income. Most lenders allow child tax benefit to be used for kids under 12 years old. The big take away? If you're not on a salary be prepared to provide a two year tax return history for qualifying. We did it. We survived 2020. If I am being honest though, it wasn’t all bad! There may even be some new things that we’ve tried that we’ll carry into the future (hello waking up in my own bed on Christmas morning!). There are definitely things I want back ASAP (sports, travel and visiting my grandma’s!), but over all I have a lot to be thankful for in 2020. ...
