These two simple changes will maximize your homes value and sell it faster! Preparing for the market will decrease the number of days on market which in turn means more money for you. Neutral paint colours and a super deep clean is what almost every home needs. ... People often ask "this is a great market, would a buyer really not buy my house because they need to paint"? Let’s look at two scenarios. Two similar homes in age, structure and a similar layout that are only 5 years old. A 1st time home buyer enters a home and realizes that the home needs fresh paint. Going through it she sees that the home is clean but all the HRV ducts, light fixtures, fans and moldings are dirty. The agent explains it’s a busy family that lives here and the buyer understands. We’ve already encountered work" in the buyer's eyes. The same buyer goes into the next home and upon entry it’s all neutral paint colours. she can visualize herself in the home and the home has been incredibly well cleaned. So much so that it would meet her nan’s super high standards. Now the buyer has peace of mind. When home inspection issues arise she has more confidence that the home owners have taken care of it. Painting and cleaning removes simple obstacles and gives a buyer peace of mind. This is what we are going for when trying to maximize your home's return. Everyone has a different standard of clean and I can assure you as a workaholic mom, my standards aren’t as high as they should be. Which is why there will never be judgement from me. However, I have clients that think that clean homes are dirty. We see this a lot. It is in your best interest to take your time and either hire someone for a deep clean or do it yourself. It's understandable that not everyone considers painting simple. That is why I have various people I can rely on to help you with this. Even people selling their 3rd or 4th home still have questions about the process. So if it's your 1st time selling a home, it can be overwhelming. If you find the right home to buy, you may need to act immediately. Having a home to sell is a new challenge that you didn't encounter when you bought your 1st home. ... What do you do? What's this Schedule A you hear so much about? A Schedule A is a form attached to an offer that states that your offer is contingent on the sale of your current home. The advantage with this option is that you are not bound to buy your next home if your current home doesn't sell. In other words, you won't have to worry about getting stuck with two properties. The disadvantage is the sellers of your next home can continue to market their property for sale. In this market, it's realistic to think they may receive another offer. If that happens, you usually have 48 hours' notice (depending on what's in your contract) to respond. The first option is to remove the condition of your home's sale and any other conditions you agreed to. In that case, you must be able to provide a letter of financing stating this is possible. Regardless of your financial position, you will need written confirmation from your lender. Your other option is to walk away from the deal, voiding the contract. But, your deposit will be refunded. People that want to find the right home before listing their current home often use this method. In doing so, you avoid the risk of not finding the right one before your home sells.
