However you celebrate at this time of year, I hope it's wonderful! 2020 was a strange year, it was filled with so much angst and uncertainty in one sense and yet so much happiness on the other hand. I was so fortunate to have helped so many amazing people with their financing this year and made some tremendous connections with clients who have all become friends. The majority of my business this year was actually first time home buyers - which fills my heart with so much l...ove to know they trusted me with this journey to home ownership and being a part of such a big new chapter in their lives. I started to mentor some new mortgage brokers this year and I have been so fortunate to watch these brokers grow their own businesses and I can't wait to see what 2021 brings for them and the new faces that join the team in the new year. James and I had a low-key year, hunkered down for the most part which meant tons of time for snuggles with the cats and getting files approved. There might be a few extra covid pounds that snuck up on us though ;) Thank you all so much for supporting me, sharing my posts, liking my page, referring your friends/clients and being a part of my business. Alberta has, unsurprisingly, led the pack in the mortgage deferrals category this year. We have been hit with the triple whammy of a 4 year long recession, oil prices crashing and Covid. That said, it's not all bad news. The average Canadian consumer debt dropped for the first time in over a decade this year as Canadians opted to defer their mortgage payments and use that money on paying down their credit cards and lines of credit instead. Also, the sharp decline in hous...ehold spending as a result of lockdown helped reduce consumer debts as well. It is important to note, that if you have any loans in deferral - like mortgages or car payments - you will not qualify for a mortgage until the existing payment is reinstated and you can show proof of the payments being back in action. This is the same for any mortgages that are coming up for renewal, you will need to be back in repayment before any lenders will want to take the mortgage on which does restrict your ability to shop around for your renewal. If you have any payments in deferral and are thinking about doing something with your mortgage, or qualifying for a new purchase - give me a shout now so we can put a plan in place to ensure you have the flexibility you are looking for and no delays!

There’s 4 different types of insurance you’ll hear about during a house purchase! It can certainly be confusing so here is the Coles notes version ;) . DEFAULT insurance is what you often hear called CMHC. It’s the premium you pay to buy a house with less than 20% down payment. . TITLE insurance is a product the lawyer can obtain for you which protects you from fraud against the title of your home.... . HOME OWNER insurance is the fire, flood, theft, damage etc policy that covers repairs or replacement of your home if something happens. . Some changes are coming to the way we qualify buyers with less than 20% down payment. CMHC has announced stricter qualifying rules starting July 1st including increasing the minimum credit score required from 600 to 680 and reducing the maximum debt ratios from 44% to 42%. This means less purchase power and higher credit scores required to qualify. They will also be scrapping the 'flex down' down payment program where clients could borrow funds from a line of credit or pe...rsonal loan to use as down payment for their purchase. We have already seen a crackdown on approvals in the last few months with many more declines for applicants who, 6 months ago, would have been approved no problem so it is not unexpected to see these changes written down when we have already been feeling the tighter rules through higher scrutiny of applications. There are 2 other mortgage insurer companies who help clients with less than 20% down purchase a home, and it is yet to be determined if these other 2 companies are going to be following suit with these guidelines. If you have been thinking about buying and you are not sure if these guidelines are going to affect you, give me a call. For anyone deferring payments on car loans, personal loans, mortgages etc. you should be asking the question of how this will be reported and if it will affect your credit at all. You will also want to ask about how they will calculate your new payment when the deferral period is over. For most mortgages, it will not affect your credit but you always want to be certain. Equifax is offering a free month of credit monitoring so you can ensure that those deferred or skipped payments do not actually affect your score. Well folks, this has been a slightly insane week. I know there are a lot of folks concerned about their mortgage payments in the wake of people not being able to work etc. So I wanted to share some information for everyone regarding the assistance programs that are available if you need payment relief in the coming months. Most of our major lenders have announced payment deferral options. This means you can delay a payment or a series of payments and this will not advers...ely affect your credit score. Some lenders are waiving the fees commonly associated with this feature as well. For those with insured mortgages (CMHC, Genworth, CG) - typically those who put less than 20% down payment when they purchased - the insurers are also offering payment assistance programs and payment deferral programs to help navigate through these moments. For both of these options, please be patient. Lenders are receiving much higher than normal call volumes and phone systems and call centers are overrun coupled with lenders trying to send employees home or running on smaller staff numbers than normal. If your financial situation is not urgent, please wait to call until perhaps next week. Or perhaps only consider calling if you actually do need to use this service rather than to just inquire. The Federal government announced that they would be waiving the one week waiting period for EI sickness benefits for those in self-isolation or quarantine. For those who are self employed, or run small businesses there is going to be funds available through loans at the BDC (Business Development Bank of Canada) as well, however, there is currently some controversy on exactly what interest rates they will be loaning those funds at. What a news day! Mortgage nerds country wide are having a hard time keeping up with the updates. I am in full nerd mode over here. In addition to the Bank Of Canada announcement to drop the overnight lending rate another .50%, OSFI has halted their plans to change the stress test as of April 6 which we have been waiting for anxiously. ... The point of the stress test in the first place was to ensure that buyers could afford their mortgages if interest rates increased over the lifetime of the mortgage. With interest rates falling so low right now, the previously planned changes would mean that qualifying rates would be dramatically lower than the current qualifying mark. This would have given buyers a massive increase in purchasing power, but would have also meant a huge risk for those buyers when interest rates returned to normal and the costs of those mortgages increased. Bank of Canada has just announced a further .50% drop to the overnight lending rate down to .75%. This is the rate they lend money to the banks at. The banks will soon to be following suit in a further interest rate drop for variable clients. Those holding variable rate mortgages and lines of credit should be seeing the benefit of this drop soon. We would expect to see a further reduction in the already floor dropping fixed rates as well. The prime rate is currently sitting at 3.45%, with this drop we could be looking at a prime rate of 2.95%. The only time in the history of the Bank of Canada (since 1935) that we have seen prime rate under 3.00% was from February 2009 until September 2010 in response to the financial crisis of 2008.

It's Friday Eve folks! It's imperative that your real estate lawyer review your mortgage commitment before you remove conditions as often times, your lender req...uires your lawyer to do certain things e.g. confirm debts you owe or have you pay our certain debrs or that you don't own other property or that you are one in the same person as a similar name etc. If we don't review this before you remove conditions and after the fact these things cannot be confirmed by you and therefore us, then your closing will be compromised unless your broker is able to somehow remove these conditions, which is never a guarantee. Most lawyers may charge you to get involved prior to your deal being firm, but I do not, so make sure you are aware of this before you proceed. The number of times that I have avoided a catastrophic consequence for a client is too high to count and I'm more than happy to do so. As always, any questions, let me know!

You may be seeing all the news headlines this morning about the Bank of Canada (BOC) dropping its overnight lending rate, which it has, but if you are wondering what that even means - let me explain! To condense this economics lesson in one sentence, in short: The Bank of Canada lends money to the private sector banks.... When the BOC lowers what it calls the 'overnight lending rate' this is referring to the interest rate the BOC charges to the private banks like TD, Scotia, RBC etc. In turn, the banks lend out money to citizens at what we call the 'Prime Rate'. There is a markup on the prime rate so while you may see that the BOC overnight lending rate was 1.75%, prime rate to consumers was 3.95%. Some banks may have also tacked on a higher premium to their prime rate. Today the BOC has announced a drop in the overnight lending rate by a dramatic .50% bringing the rate to 1.25%. This does not mean that the Prime Rate has been dropped yet - however - a drop to the prime rate for consumers is surely imminent. How does this affect you at all? Well, if you have a fixed rate mortgage, it does not affect your rate at all, everything will stay the same and you will not notice any difference to your mortgage. If you are in a variable rate mortgage, your interest rate will change which could mean a drop in your monthly payment (depending on the type of payment you are set up with). If you have any other variable rate debt like Line of Credit or Home Equity Line of Credit debt for example you will also see a drop to the interest calculated on that debt. Evening folks. Lots of people choose to buy Condominiums for any number of reasons. It's important to realize that Condos are not just skyrise towers or apartme...nts. They can also be townhouses, duplexes, single family homes or gigantic mansions. "Condo" is not the 'type' of property, but how you own that property. Today's post relates to the fact that when you are going to buy a Condo, regardless of what type of property it is, you need to spend considerable time reviewing the Condominium documents that the Seller is going to supply to you, to look for outstanding and potential special assessments/levies. These assessments/levies are amounts on top of regular condo fees that the Condo Board has agreed must be paid by each unit, typically to assist in renovations or repairs. I've seen ones as small as a couple hundred, to ones as high as $25,000.00. Sometimes the Condo Company offers a payment plan, sometimes they expect it to be paid in total by a certain date. The documents that the Seller provides to you as a buyer may not contain all relevant or recent information because if the last meeting of the board/residents was held in the month you are buying or 1-3 months or more before the month you are buying, the Meeting Minutes may not have been drafted yet. This is critical because if you are relying upon ONLY the meeting minutes you have, they not contain any mention of concerns regarding the boiler system for example or the roof, fencing, storm doors, etc. What can/does happen is that a meeting is held, there are chats about a possible special assessment, and then a resolution to accept that assessment passes AFTER your closing date. You might think that this assessment would be the Seller's responsibility, however, under the contract, IT IS THE BUYER's RESPONSIBILITY. In the reverse situation, if a special assessment is passed before the closing date, then even if it is due AFTER the closing date, the Seller is responsible for paying for it. Determining past and future/potential special assessments is absolutely necessary because it may affect your decision to buy the property due to cost or concern it will not be a good one to live in or it may be a negotiating tool to get a lower price on the property, if you know a special assessment is in the works. Since the meeting minutes may not be the most up to date, I always recommend that my clients contact the Condo Board President, Property Management Company, and pound the pavement to ask neighbours if they have heard anything about any issues with the property that may warrant a special assessment in the foreseeable future. I always recommend EVERYONE to involve their lawyer before submitting an offer, and this is especially the case when buying a condo, regardless of the type of property is. ‘Skip a Payment’ on your vehicle loan! . Most car loan companies offer a ‘skip a payment’ option if you are in a tough spot. This sounds like a great feature, but what they don’t tell you is that payment will be reported as a late payment on your credit bureau EVERY MONTH until you make up the extra payment you had missed. I am so happy to see all of the first time buyers I have been working with the last couple months take possession of their new homes in the coming weeks! We still have time to get you into a cozy new home before Christmas! Prices across the province are still very low making it a great time to buy for first time home buyers or those looking to pick up a rental property or 2. ... Prices are traditionally lower in the winter months as there tends to be fewer buyers out shopping which is a great advantage. Mortgage rates are also still historically low, making this truly the best combination for affordability if you have been thinking of buying. If your mortgage renewal is coming up in the next 4 months, now is the time to lock in a rate for your renewal. You can hold a rate as early as 120 days before your renewal date, then if rates increase you can sleep well knowing you got a deal and if rates drop between now and then we can drop our locked in rate along with them. The best part about renewing your mortgage is you can do it all from the cozy wrapped up warm comforts of home over the phone and by email!
