I was talking with someone in the septic system business today and he recommended to do a test to see which toilet paper type will break down the best in your septic system . As usual , I am posting the Fraser Valley real estate stats for last month , October 2020 . For those who are busy , here is a quick snapshot of the action : - Oct 2020 sales were up 48.9 % compared to Oct 2019 ( 2370 verses 1592 - October sales volume ranked as the highest in the last decade and the 4th highest of all time - For the Fraser Valley region, the average number of days to sell an apartment in October was 36 days, and 27 days for... townhomes. Single family detached homes remained on market for an average of 30 days before selling. MLS HPI Benchmark Price Activity - Single Family Detached: At $1,046,900 the Benchmark price for a single-family detached home in the Fraser Valley increased 1.4 per cent compared to September and, increased 9.9 per cent compared to October 2019. - Townhomes: At $569,200, the Benchmark price for a townhome in the Fraser Valley increased 0.3 per cent compared to September and increased 5.0 per cent compared to October 2019. - Apartments: At $434,600, the Benchmark price for apartments/condos in the Fraser Valley decreased by 0.5 per cent compared to September and increased 4.2 per cent compared to October 2019. So the market has been very strong and has made up for the slow covid affected Spring . Inventory is still low and winding down more so for the winter . Also, multiple offers became common again and the norm for many markets . Looks like Spring 2021 will likely start strong now that so many have learned to adjust to the new norms . Hi everyone . As usual , I am posting the latest Fraser Valley Real Estate Board housing market stats for the month of June . Here's a quick synopsis for those who prefer quick synopsis's * June saw a 113.4% increase in sales over May * June 2020 saw an increase in sales of 31.5% compared to June 2019... * New listings in June were up 56.6% over May * June 2020 new listings were up 23% over June 2019 * Active listings in June were up 9.4% over May * June 2020 active listings were down 17.1% year over year * In June the average days to sell a apartment was 37 , for townhomes 30 and for detached homes 31 which is a comfortable timeframe though some of the hotter listings are selling much sooner * MLS HPI Benchmark Price Activity - Single Family Detached: At $994,500, the Benchmark price for a single-family detached home in the Fraser Valley increased 0.4 per cent compared to May and, increased 3.6 per cent compared to June 2019. - Townhomes: At $559,600, the Benchmark price for a townhome in the Fraser Valley increased 0.8 per cent compared to May and increased 1.9 per cent compared to June 2019. - Apartments: At $435,300, the Benchmark price for apartments/condos in the Fraser Valley increased 0.4 per cent compared to May and increased 3.3 per cent compared to June 2019.
