Often at renewal lenders do not give the lowest rate. Don't just accept the offer, check your options! Be proactive and contact me early. I can hold rates for 120 days. If your bank doesn't match it or do better then switch!

A lot of homeowners are not aware of their ability to access the money in their own home. Your home equity can be used for many reasons. The Bank of Canada has decreased their prime lending rate by another 50 basis points (0.5%). If you have a variable rate mortgage it will reduce again. Fixed mortgage rates does not change with the Bank of Canada rate. However, in some cases the fixed rates are currently lower than the variable. The Bank of Canada cut the interest rate by 1/2% today but how does this affect mortgage rates? It changes variable rate mortgages. All canadian lenders have a prime interest rate that fluctuates as the Bank of Canada changes their rate. Most lenders had a prime rate of 3.95%. The expectation is that prime rates will drop by the 1/2% resulting in a new prime rate of 3.45%. If you have a variable rate mortgage this means your rate will decrease. Have you heard of Genworth, CMHC or Canada Guarantee? They are the 3 providers of mortgage insurance NOT life insurance. This video provided by Genworth explains it into more detail. Basically, in Canada if you purchase a home with less than a 20% downpayment you are required to have mortgage insurance. The cost for this is added to your mortgage. Did you know? Some lenders will allow you to borrow for the down payment. It’s called Flex Down Mortgage. Not all lenders offer this product but I have access the those who do. The big banks don’t allow child tax credit to help qualify for a mortgage but I have a number of lenders who offer the lowest rates and allow child tax credit. This can make a difference in the amount you qualify for and give you the extra income needed to get the house you want. There are age requirements for the child/children.
