Are you thinking of buying a home? You may have done some serious thinking on what you can afford based on the down payment required and the monthly mortgage p...ayments, but have you considered the additional closing costs of a purchase? These are some of the extra closing costs that buyers should prepare for: Property Transfer Tax For most people, the biggest cost (aside from the purchase price) will be Property Transfer Tax (PTT). PTT is applicable on almost every purchase of real estate in British Columbia, and the amount you pay is based on the fair market value (which is normally the purchase price). PTT is calculated as follows: 1% on the first $200,000 of the purchase price 2% on the any amount between $200,000 and $2,000,000 3% on any amount over $2,000,000 An additional 2% on any amount over $3,000,000 For those who are not Canadian Citizens or Permanent Residents, they will also need to pay an additional 20% in PTT. If you are a first-time home buyer or you are buying a newly built property, you may qualify for a PTT exemption. If you think an exemption will apply to your purchase, please contact us and we can help confirm this. GST If you are buying a residential property that has been previously owned, then GST will not apply to your purchase. GST typically only applies to purchases of newly built homes or non-residential property (e.g. farmland or commercial property). If your purchase is subject to GST, you will pay 5% on the purchase price, or on the portion of the property that is considered non-residential. If you are buying a newly built home, you may qualify for a partial GST rebate if the purchase price is less than $450,000. Mortgage-related costs There are many costs that may or may not apply when getting a new mortgage. Some banks charge appraisal or valuation fees and most banks require borrowers to purchase title insurance. Normally, banks also require proof of fire insurance, usually in the form of an insurance binder. You should prepare to spend anywhere from $200-500 to cover these costs. If you are getting a mortgage through a private lender, then you also will be expected to pay the lender’s legal fees for the mortgage (in addition to your legal fees for the purchase). You may also have to pay lender fees and broker fees which can sometimes be thousands of dollars. Home Insurance If you are getting a mortgage, most banks require the property to be properly insured against fire and other types of loss. The policy must be arranged prior to the completion date. If you are purchasing a condo or a townhouse, the property probably has insurance paid for by the strata corporation, but this only covers the building itself, not your contents. A separate contents policy must be purchased to cover your personal things. If you are not getting a mortgage, then it is your choice whether you obtain home insurance or not. It is strongly recommended, but not required to purchase a property. Strata Forms/Fees If you are purchasing a condo, townhouse, or other type of strata property, then you will also need to pay for Form F Certificate of Payment, and a Form B Information Certificate (if you are getting a mortgage). The cost of these documents depend on who is managing the strata, and how quickly the documents are needed. It can cost as little as $15 or can sometimes be hundreds of dollars. Many strata corporations also now charge strata move-in fees, which can be $50-$200. If your purchase is closing mid-month, the monthly strata fees will be adjusted (pro-rated) and you will need to compensate the seller for your portion of the monthly fees. Also, many strata management companies require the buyer to pay the next month’s strata fees in advance. Adjustments for Property Taxes and Utilities Adjustments for property taxes and municipal utilities should also be accounted for. If your purchase closes before the property tax is paid for the year (they are due July 2nd), then you will receive a credit from the seller for their share of the annual property taxes (from January 1st to the adjustment date). Alternatively, if your purchase closes after they have been paid, then you will need to compensate the seller for your share of the property taxes (from the adjustment date to December 31st). If the seller has been making monthly payments to the city for property taxes and the city is holding that money, then you will need to compensate the seller for that amount as well. Sometimes this is a few hundred dollars, but it can sometimes be well over a thousand. Unless you obtain a tax certificate from the city, you may not find out about this until you are near the closing date. Legal Fees In every real estate transaction, buyers need legal representation, either by a notary public or a lawyer. The legal fees you pay to your legal representative cover the cost of transferring title to you and ensuring that you receive a clear title, meaning that you will be not be responsible for any of the seller’s financial liabilities associated with the property (e.g. mortgages, liens, unpaid property taxes, etc.). The amount you pay in legal fees will depend on the complexity of the purchase and the purchase price. Most notaries and lawyers are willing to give you an approximate quote for their services so you can be prepared. All of these costs can really add up for a prospective buyer. It is important to consider which of these costs will apply to your purchase and to prepare for them. To our valued customers and followers: Given this unprecedented situation we all find ourselves in, it is now more important than ever that we communicate with ...our clients and the general public regarding our current status and capabilities. Here is where we are at as of this Thursday, March 19, 2020. - We are currently fully operational with regard to regular real estate transactions and mortgages of property. As of today, we have the capacity to handle our present in-process file load as well as the surge in files and the urgency that this crisis has created. As you all know, things are changing very rapidly and there may come a time when we are restricted by factors outside of our control. We will keep you up-to-date as things change. - We currently have 12 staff working at full capacity from home. We are maintaining a minimum number of staff and notaries at the office and following social distancing guidelines. We are also sanitizing surfaces regularly and screening clients before their arrival. - Our Chilliwack and Abbotsford locations are open on an appointment-only basis. We will only be seeing clients by appointment as we try to do our part to practice social distancing. - We are no longer accepting non-essential appointments. We are limiting in-person appointments to only those required to close pending real estate or mortgage transactions. - Non-essential appointments include those for Notarizations, Wills, Powers of Attorney, and Representation Agreements. We can conduct Will interviews over the phone, however, the signing of the final Will may be delayed until the pandemic situation improves. If you cannot wait that long to sign your Will due to immediate health concerns, please contact us immediately and we can discuss whether or not we can make alternative arrangements for you. A message from our Executive Director Shannon Jones... "Yesterday was one of the most exciting events I have been a part of to date! I loved every single minute... of it! Not only did I get to welcome and work with the Montreal Canadiens Alumni Team during their stay in Hope which was amazing...I loved every moment from set up, to having the last talk with the Hope, Cascades and Canyons team as they circled the change room right before the Habs arrived, to watching them greet the Canadiens as they entered the building, to Steve Shutt kissing my cheek as they left and telling me that they had a great time and everything in between! We sold just under 500 tickets to the event and it went as smooth as it could have gone for a first run at it. Thank you to the Hope Cascades & Canyons team for representing Hope with such class and such great sportsmanship, to the Tim Bit players who were tossed around on the ice and made the event even that more enjoyable, all of the staff at the Hope & Area Rec Centre for your hard work during the event, Dave Mawhinney for announcing the game, Peter Adamo for providing ref's, our amazing anthem singer Ashley, timekeeper and the Montreal Canadiens wall of memories to enjoy in the VIP room.
