Mortgage news! The Office of the Superintendent of Financial Institutions (OSFI) has began consultation on a proposed increase to the minimum qualifying rate for uninsured mortgages. The federal agency is looking to make the qualifying rate for uninsured mortgages the higher of the mortgage contract rate plus 2%, or 5.25% as a minimum floor. The stress test is currently set as the higher of the contract rate plus 2%, or the prevailing benchmark rate (4.79%). ... Last month's residential home sales were the highest EVER recorded in a single month. The Real Estate Board of Greater Vancouver said in a report Friday March sales were 126% higher than in the same month in 2020. A total of 5,708 homes were sold last month, compared to 2,524 sales the previous March, when the pandemic was just beginning.... Stay tuned for more detailed stats for March 2021 coming soon.

Buyers are making the move back to Downtown Vancouver. The pandemic slowed the condo market in 2020, but in February 2021, a total of 105 condo/townhome properties sold in the area designated as Downtown Vancouver West, which is the urban core (in comparison, only 29 units sold in April 2020).
