ROLL RENO COSTS INTO YOUR MORTGAGE So, you’ve found the perfect size home, great location, beautiful yard, full of potential... but it needs some work... Did you know that a Purchase Plus Improvements Mortgage will help cover the costs of renos in your new home?! Instead of using a high interest line of credit or having to come up with extra funds on top of your down payment and closing costs, you can easily use your mortgage to pay for the home improvements! ... Here are the basic steps for this type of mortgage: Step 1: Find the home you love, assess the work that needs to be done and come up with a rough estimate of how much renos will cost. Step 2: Once an offer is placed, I will get you a mortgage approval based on the current state of the house. Next, you will need to get detailed quotes for the renos you want done. Step 3: I will get your mortgage approval revised to include the price of renovations. Step 4: Get the keys for your new home and get the renos started. The work can be completed by you or a contractor. Step 5: Once the work is complete (usually needs to be between 90-120 days) a representative from the lender will come visit the house to make sure the renos are complete. Step 6: The reno funds are released to you by your lawyer and you have your dream home! Extra things to keep in mind: - Lenders are looking for renos that will improve the value of the home. - The money for the improvements is only released to you once the work is complete. So, you will need a way to cover the costs until then. - You can still get this type of mortgage for as little as 5% down. - Interest rates are not any higher for this type of mortgage.
