This weeks' #tiptuesday - It's almost Spring! We often think of spring cleaning, but there is more you can do around the house to maintain efficiency, and provide longer life for your equipment. Change your furnace filter if it's been a while, clean out your HRV filter, drain the sediment from the bottom of your hot water tank and pull out your fridge to clean the A/C coil. Good maintenance makes good sense. Happy spring time! This weeks’ #tiptuesday is for home buyers. While you’re working with your realtor to narrow down that perfect home for you and your family, make sure to keep a home inspection in mind when preparing offers. Of course not every defect can be seen, but it is amazing how often something is found and has to be considered, and when it is a clean slate, it’s wonderful piece of mind. This weeks' #tiptuesday - When preparing your house for the market, consider any ways you can brighten it up if it is not already. Todays trend with buyers is a preference leaning toward brighter rooms with plenty of light as opposed to a darker appearance. Do what you can to add wattage to lights, or allow more light in from outside, white walls and ceilings can have a huge impact as well. Day 5 - Curb appeal is still one of the most important factors in selling your home. Stand at the curb and see what others will see. Paint needed around the windows? Fertilizer needed for greener grass? Sidelight glass broken or cracked? Shrubs long died in the front garden? You can be positive that what you see will be seen as a negative for others, and all of these will be part of their bargaining for a better price. Day 4 - Clean, clean and clean. Whether you have dirty walls, dirty floors or dirty carpets, potential buyers will notice many of these details and will give some people the impression of an unkept, uncared for house. Renting a carpet steam cleaner or buying industrial grade cleaners for that stubborn dirt in tubs, sinks, glass and flooring will pay off with a brighter, shinier looking home. Day 3 - Buy some plants and/or some art. Having a few of the right items in just the right locations of your house can really turn the appearance into a wonderfully inviting home. Large walls, built-in shelves or even countertops can look bare and empty, but a little of the right touches change the feel to an inviting and comfort providing atmosphere. Day 2 - Dings, dents, scratches and other marks. Before you paint, touch up whatever you can to bring your home to that show home appearance. Baseboards are a common place to have imperfections, along with walls and doors. Fix these up to new condition again, or bring in a finishing professional if it's not your kind of thing, they are your best option. Paint - Visualization is everything when potential buyers walk through, or view your property images online. Outdated colours or bold contrasts will not be appealing to most as these are individualistic choices. Dark colours also make a room look smaller, where bright, neutral colours bring more of a warm feel and generally appeal more to the masses. This weeks' #tiptuesday brings up the subject of new home budget! When considering the purchase of a new home, ensure you have included all expenses like the mortgage, property tax and home/yard maintenance. The feeling that comes from stretching a budget out too thin, will quickly diminish the joys of home ownership. I would be more than glad to walk you through budget planning and tips if you have any questions. Julie Loupin RE/MAX Performance Realty... #tiptuesday #julieloupin #steinbachrealtor

This weeks' #tiptuesday is "dings, dents and drips". Part of preparing your house for viewing is "seeing what others see". Each of those paint chips, scratches or dripping faucets will be noticed by potential buyers, and will start their mind thinking about additional post purchase expenses. Repair these where possible, and consider hiring a professional for choice results, this way your property will show the best, and in turn provide the optimum selling price.
