I see this all the time. Oh, and by the way, that picture is of me as a kid, clearly trying out a new hairstyle . As a Real Estate Agent working with clients. Almost always, there is an extensive decluttering in order before listing their homes.... Myself included recently, let's be honest. Being on lockdown, we are all more aware of our surroundings. We create more space for work and school in our homes. We are more demanding on our homes. Many of us see a lot of social media and television where the homes are perfect... Back when I was a General Manager for Cactus Club Restaurants. On the first day of training, I would say to every new employee: "Today, you hold the most important perspective, something that you must never lose. You have spent more time as a customer than an employee at this point." I've been in Real Estate for five years. ... Before I was an agent, I was a client, having bought and sold five times. I never used the same agent twice. When I looked at the type of agent I wanted to be, I recalled my previous experiences. I am not going to say it was negative because it wasn't. But like my days at the Cactus Club , I wanted to be part of providing something exceptional. So here we are coming to 2021, and what do I know for sure. To provide something exceptional, you need a few things. In-depth knowledge and passion-driven understanding of Real Estate. Strong emotional intelligence Fine-tuned systems and processes. Operating remembering the perspective of the client. Providing clients with things they never knew they wanted. The type of service they wouldn't know how to ask for. So don't ever let anyone more experienced in your profession make you feel less than. You have a clear perspective on the client's perspective. Fresh and up-to-date training with a strong understanding of new technology. YOU GOT THIS. Give me a thumbs up or comment below if you know what I mean.

I have a story for the Real Estate Enthusiasts out there like me. When it comes to marketing, don't reinvent the "WHEEL" ; recreate the "WHEEL." I sold a listing at 1402-988 Quayside Dr. in New West. ... What do I mean by the "WHEEL"? The "WHEEL" is the moment you decided to buy this home? I started the process by asking the clients. 3 of the key factors that went into your decision? This conversation is where my whole Marketing strategy is born. In this case, it was on the 14th floor, the best value for the view . Higher floors cost more and don't see a benefit in the view. The floorplan, the bedrooms were on opposite sides of the apartment: more privacy and natural light. This tower had no threat of future obstructed view. Low square footage, but two bedrooms. Low unit entitlement for strata and high rental value. Now to market the condo. Find like-minded qualified buyers and communicate these features. For every listing, these three qualities are shared FIVE times with the potential buyer. 1 The listing description on MLS 2 The FB and Instagram Ads/ video open-house. 3 The preshowing phone call with the buyer's agent. 4 Professional Pamphlet handed out at the showing. 5 Written and communicated on the "sell sheet" during the showing by myself or team members. Find the right buyer. Get them to the property. Recreate the realization that led to the initial purchasing of the home. At the time we brought our condo to market: Fifteen Listings in the building. Two listings dropped out. Six sold Only one other 2bed/1bath SOLD 25th floor for 600K ($797.87/SQFT). We Sold our 2bed/1bath for $848/SQFT on the fourteenth floor, 618K. Highest price per square foot* for the two bedrooms in the building. Ever. Like EVER EVER. I'm always pretty transparent about sharing how I get the results I do in Real Estate. It's essential people considering working with me get to see this stuff. See how I'll get them the results they are wanting. Am I worried about competitors using my methods? Not my style. 2021 is your year to move forward in Real Estate. Let's chat about your goals I'm here DM me

Many of you have family traditions around food . I can't say I do. My Dad's parents are Dutch ; my Mom's an assortment of German , Native Indian/ as Canadian as they come. Add to that our live-in nanny from Ukraine.... During dinner, my Dad would be on showings for Real Estate in the evenings. Being homeschooled and flexible, we would eat our main meal together at lunchtime. On the menu: Pierogi, Canned corn, Mashed potatoes , with a side of Kraft Dinner. And my little brother would eat applesauce. It's said that nothing brings a family together like food. Quite often, we weren't even eating the same dinner. Someone was vegetarian, carb-loading for a gymnastics meet, on a juice cleanse or on WeightWatchers. For our family, it was never about the food. We don't have recipes to pass down. But here is the thing. We ate together; no one left the table until everyone finished. We had to take off our hats, wear a shirt, and sit up straight. It's not food that brings the family together; it's family that makes an effort. It's not about the time of day or what's on your plate. The consistency I grew up with impacts my perspective now. There are families rich in food traditions. They sit down several times a year and share in food slaved over for hours. The occasion called to order after meticulous planning and intersecting of schedules . My perspective is there is great power in consistency. It doesn't have to be perfect. Here is the Moral of my story. Your most significant accomplishments in life are brought about by consistent effort. Now 20 years later, we still eat and hang out as a family. We don't come together because someone is making our family recipe for lasagne. We show up for dinner because we like being around one another. We make a consistent effort. That is our tradition. ***COVID disclaimer - As a family, we are closely following protocols. I am sensitive to those affected by our inability to gather. This post is to value and strive for consistency over perfection as we close out this year and set intentions for 2021 .

When is the last time you heard about Pre-listing Marketing ? FIRST RUN BROCHURES: Provide advanced copies of the full-colour brochures. These are for you to hand out at work, church, wherever. COMING SOON SIGNAGE: Special signage placed at your property to get the neighbourhood buzzing. Your neighbours will start the work for you. They'll be calling friends and family telling them to stay tuned!... PRE-LISTING WEBSITE: information hosted at TeamTOTL.ca ahead of going live on MLS. Why does this matter? I take control of your listing. We are the first to market your address online. Now the search engines rank us as a more relevant information source. Higher SEO means more traffic, and because it's our website, I can track and retarget marketing. Our visitors will begin to see your listing over and over again. Your TeamTOTL.ca listing site goes live before the listing gets scattered all over to Zillow, Realtor.ca and the bunch. Sound interesting? It's all part of the BOOST 2021 Plan that helps my clients move upmarket. It's my goal to provide you with resources you'd never know to ask for. You'll find yourself in a place you hadn't thought possible. 2021 is our year, guys; I've taken everything I've gathered over the past five years in Real Estate. I've built it into a system over this past year in lockdown . BOOST 2021 . It's an exciting year to work together in Real Estate. DM me if moving this year is on your list, and we can have a chat. Wait till you hear how the rest of the marketing works!
