Posted @withregram @blue_water_concepts_ltd I had a number of people ask about our window flashing details earlier on in the Clark Rd Passive House build. This is a detail we had worked out quite some time ago, but seeing it all come together as planned has been surprisingly satisfying. With the extra thick walls on a passive build you end up with some deep window pans and flashings all around. You will see from these photos that we designed our bottom sills to be a much st...eeper angle (22) than what you would typically see. This isnt because of passive house but because of the exceptional amount of wind and rain we get in Squamish. We had our cladding contractor @jvi_architectural_sheetmetal on site for a bunch of mock ups and pre-construction meetings to ensure everyone was on the same page before we built out our window bucks. On a normal build your window ROs (rough openings) have to be good, but on this one they had to be deadly! We slid our flashings into a 1/16 reveal around all sides of the windows. We also used DOWSIL 795 silicone (black of course) as an added level of protection on all flashing seams. The membranes installed under everything will ensure the structure never sees moisture, but with these flashing details its a guarantee. Looking forward to working on this Passive House with @blue_water_concepts_ltd Posted @withregram @blue_water_concepts_ltd Black on black on black! There is going to be a ton of black on the exterior of this project. I would have preferred to incorporate some cedar or fir tones into the exterior, but I am not the one paying the bills. Our client has a pretty clear vision and we are making it happen, and quickly! Our team on site has been smashing through the 1x6 cedar T&G ...aspects of the façade. This is some seriously beautiful material, both to look at and work with. It was milled out of a true 1x8 western red cedar board so the face is an actual 1x6. It was then hit with a wire wheel over the face to give it a very similar texture and appearance to Shou Sugi Ban before it was coated on all 4 sides with some very black stain. We will have Jesse from @jvi_architectural_sheetmetal_ on site next week to start working his magic with the deep window pans, custom flashing details and the standing seam (pro loc) for the roof and side walls. This is going to be one very, very sleek looking Passive House! Its always interesting to see how the spaces look and feel once our clients move in. We went with a white washed cedar T&G for the walls and ceiling to give it a cozy cabin feel. With all the windows and the multi slide patio door open it really feels like youre sitting outside. We ended up insulating t...he walls and floor so they have the option of putting a small space heater out there and enjoying the frostier days to come. Looks like a cozy spot for some coffee and crib ;) Also like to mention @jvi_architectural_sheetmetal_ did a beauty job on the standing seam roof as usual.
