Further details into the First Time Home Buyer Incentive Program have been outlined today. A program that will help reduce the carrying costs of a mortgage by loaning qualified individuals up to 10% towards their down payment in the form on an interest free loan.

After yearend 2018 forecasts predicted as many as 2-3 rate hikes in 2019, we have seen quite a significant shift. As 2019 progresses any rate increases for the year appear to to be off the table. Economists are split whether we may even see a decrease by end of 2019. Fixed rates have taken a dramatic drop over the last few months. Options available as low as 2.79% to 2.89% on a five year term.

Some exciting changes announced today to help those with less than 20% down payment qualify a little bit easier for a mortgage. Hopefully we will see the same changes applied to those with 20% or greater down payment. Changes coming into effect April 6, 2020.

A hopeful sign that we may see some relaxing of the mortgage stress test guidelines. Fingers crossed.
