All About the Walk-Through I'm heading out to a final walk through now, and I thought I would share WHY. The house closes tomorrow, and this is our last chance to check in on the home and make sure... Everything included in the agreement has been left in the home. i.e. Hot tub, fridge, and stove... Everything excluded from the contract has left the home, or appears to be leaving the home i.e. The home is in the same condition as it was when we signed the agreement of purchase and sale It's Vacant or close to. Perhaps the seller has already left, or is in the process of moving out? Or, maybe it was a rental and the tenants have yet to start packing Are the chattels and fixtures in good working order? or will the furnace not turn on?!? I can't stress how important it is to do your final walk through as close to the closing as possible. If things are not as they should be the seller could be in breach of contract.
