#Ottawa's housing market was feverish in February where 1,028 were sold in the residential class, up 24% from a year ago with a year to date average sale prices of $717,914, which makes an increase of 27% over 2020. #Ottawa's housing market activity has slowed down in January 2021 compared to December 2020 due to maybe the lockdown but the pent-up buyer demand fueled the number of sales that took place in January where 674 residential were sold up 21% from this month last year with a year to date average sale prices of $677,197 which makes an increase of 31% from a year ago and 12% from last month December! #Ottawa's market performance in December capped off a year for resales that clearly shows a market that continued to thrive even through the challenges of 2020. where 1,002 were sold compared with 757 in December 2019, an increase of 32.4%. Sales included 710 in the residential class, up 33.7% from a year ago with a year to date average sale prices of $603,880, which makes an increase of 20.6% from December 2019. And 292 in the condominium class , an increase of 29.2% f...rom December 2019 with a year to date average sale price of $355,982 which makes also an increase of 14.4% over 2019. At the end of 2020, average prices increased by 19-20% over this time last year. In 2019, we saw a 9% overall increase for both residential and condo properties. while it was 3-5% in 2018 and 3-7% in 2017. These substantive increases in property prices from year to year can be attributed to: the inventory shortage, the multiple-offer phenomena,the record-low mortgage rates and migration of Buyers from larger markets with high returns to spend. Unit sales were down 55% in April and 44% in May while June's sales results within 2% from this time last year. The average sale price of a home sold in June was $575,623, an increase of 15% over June 2019. While Condos finished at $360,922 ,also an increase of 17 % over June 2019.
