You are looking at buying a home for $250,000. Should you put 20% or 50% down? 20% down (50,000), @1.68% paying $820 a month would take 25yrs 50% down (125,000), @1.68% paying $820 a month would take 14.41yrs... An increased down payment is going to shorten the time it takes to pay off your home. 14.41yrs! Wow that’s over 10 years earlier. Here is the best decision that makes the most financial sense: You put 20% down, at a monthly payment of 820$. That leaves you with 125000-50000= 75,000 extra that you could’ve put down, but didn’t (the difference in down payments) But why 20%? I’ll explain. You invest the difference in your down payment decisions which is 75,000 at 6% compounded annually, at just over 9yrs you will be able to pay off your home. This is because you are getting 6% on your investment and your debt is 1.68% so essentially the difference or (6-1.68=% 4.32) is a gain. It all depends on the interest rate of the debt, and the interest on your investment, as long as the % of your investment is higher than the debt % you are at a financial gain. So the best option: Pay less down because interest rates are so low. Invest the difference! Bonus: at 25yrs that investment decision you made would be worth 1 and a half times the value of the home! Wow! So it would make even more financial sense to keep the investment compounding and not even pay off the home!
