Can you even believe it? You’ve been counting down the days until closingand it’s FINALLY here! I’ve compiled a short Closing Day Q&A on what you can expect as you roll up to the closing table (no worries...you got this!). Q: Who will be there?... A: Situations vary, but you can expect some combination of these folks: Buyer or Seller (that’s you!), lawyer or notary. Q: What will I do? A; Stretch those fingers and get ready to sign, sign, sign. At closing, the seller will sign ownership of the property over to the Buyer, and the Buyer will sign to receive possession. Q: What should I bring? A: Bring a photo ID and a bank draft to pay any closing costs. Your lawyer/notary will tell you any other documents specific to your situation. The closing process is relatively simple, but be prepared for A LOT of paperwork. (And always, always, always ask if you have a question along the way.) The good news is once you’ve signed the last page, it’s time to get a hold of those keys and celebrate! Throw them on your mantle or dining table with some battery-powered LEDs. Score!... Remember craft time in 2nd grade? Jump on YouTube and start creating a batch of paper snowflakes. String ‘em up for an impressive and made-with-love strand of holiday garland. Hit up the Dollar Store for inexpensive decorations. Check Pinterest for ideas to transform dollar-store deals into high-end look-alikes. While it may not be a decoration per-se, get your home smelling like the holidays with candles, diffusers, or a DIY citrus scent for the stovetop. Put that stack of holiday photo cards to work. I see it all the time, and I know it’s temptingprice a home too high just to see if anyone bites. The reality is this misguided approach often comes back to bite the seller. Here’s why: 1. Pricing a home too high when it hits the market spooks off buyers. It makes them question a seller’s intentions and wonder if they’re serious about selling. Remember, buyers (and their agents) have done their research and they know what a home is worth. ... 2. Another hiccup in pricing too high is that the home lingers and lingers and lingers on the market way longer than it should. The buzz generated by a new listing priced right will always gain more interest (even multiple offers) from buyers ready to purchase.
