Failing to do so could cost you penalties up to $8,000. Starting this tax-filing season, a home sale that took place after January 1, 2016 needs to be reported on your tax return. The changes will not affect your ability to claim your principal residence tax exemption. If you made money from selling your principal home, y...ou will not have to pay a capital gain tax on the sale. Under the new requirement, in order to claim your exemption, you need to report the sale of your primary residence on Schedule 3 of your T1 return. You'll have to indicate when you bought the house, when you sold it and how much you made on it. You'll also have to provide a description of the property. If you missed reporting the sale this year, you should file an amended return as soon as you can. The Real Estate Board of Greater Vancouver (REBGV) has reported the overall Metro Vancouver market home sales in February 2017 was a 41.9% decrease compared to the same month last year but a 59.2% increase from January 2017. Last month's sales were 7.7% below the 10-year average for the month. However, the MLS Home Price Index (HPI) of Detached in February was $1,474,200, 12.9% higher than that of February 2016. HPI of Townhouse was $675,500, 18.6% higher than February 2016 and HPI of Apartment was $526,300, 15.8% higher than that of February 2016.
