Under the new requirement, in order to claim your exemption, you need to report the sale of your primary residence on Schedule 3 of your T1 return. The Real Estate Board of Greater Vancouver (REBGV) has reported the overall Metro Vancouver market home sales in February 2017 was a 41.9% decrease compared to the same month last year but a 59.2% increase from January 2017. Last month's sales were 7.7% below the 10-year average for the month. However, the MLS Home Price Index (HPI) of Detached in February was $1,474,200, 12.9% higher than that of February 2016. HPI of Townhouse was $675,500, 18.6% higher than February 2016 and HPI of Apartment was $526,300, 15.8% higher than that of February 2016.
