Today’s hot market has many of our followers considering offers with no conditions of inspection and asking how they can stay protected when making a firm offer.... When it comes to making offers with no conditions, make sure you’re working with a professional realtor who will protect your best interests, advises Christopher Alexander, Chief Strategy Officer and Executive VP at RE/MAX of Ontario-Atlantic Canada. When you enter into a Buyer Representation Agreement with a realtor, they are obligated and bound as per the contract, so you want to make sure you’re working with somebody that’s really going to look out for you. Agents will often recommend that buyers do their due diligence up front before they make an offer. Do your home inspection, make sure your financing is in place, and resolve any other conditions before you put an offer in place, so that you can make an offer without any conditions. It’s also important to point out that we do live in Canada and the climate isn’t exactly easy. We have very different and harsh weather patterns that will accelerate wear and tear on a home, so it would be naive to purchase a home with the presumption that it’s absolutely perfect and you’re not going to have to make an investment in some fashion over the course of your living there.
