OSFI (Canada's banking regulator) has proposed some changes to the mortgage qualification rate on uninsured mortgages (mortgages with 20% or more down payment). They are proposing to change the qualification from "the greater of the contractual rate plus 2% or 4.79%" to "the greater of the contractual rate plus 2% or 5.25%." Fixed rates are based indirectly on the Government of Canada's bond yields. The Bank of Canada has said that they will continue with their quantitative easing program to keep rates low for borrowers, but due to a slight increase in bond yields in February, we have seen fixed rates rise by 20-30 basis points. Still at almost record lows. The Bank of Canada has maintained that they will keep the overnight rate at 0.25% until inflation reaches 2% which they aren't anticipating u...ntil 2023. This is good news for variable rate holders as their rates will continue to remain low. We have seen variable rates drop over the last few weeks. There are benefits to both the fixed and variable rate mortgage and it's an important conversation to have with your preferred mortgage professional. One option to get mortgage-free faster is to switch your monthly payments to accelerated biweekly payments. You make half a monthly payment every two weeks, resulting in an additional full payment per year. Let's break it down: Let's say you have a mortgage amount of $200000 on a 5 year term with a rate at 1.94% and your mortgage is amortized over 25 years. Monthly payment = $841.13... Length of time to pay off mortgage = 25 years Accelerated biweekly payment = $420.57 Length of time to pay off mortgage = 22 years 7 months. Savings = $5509.67 over the life of the mortgage!
