One of the members on a legal discussion group I am part of just summarized a recent Ontario court case. Buyers remorse can be a very costly mistake!... "Buyer (who is also a realtor!!!!) failed to close 2017: Mar 20 2017 APS signed for $1,155,000 w/$50,000 deposit Aug 17 2017 Buyer refused to close, with his lawyer submitting a laundry list of reasons (none valid BTW) Aug 27 2017 house resold for $235,000 less Oct 20 2017 Sellers gives offer to settle for $230,000. Buyer refuses offer to settle. Heading to court. Feb 10 2020 Sellers win judgment for $253,647.44 plus interest plus costs Jun 10 2020 Sellers awarded $80,000 in costs due to offer to settle and due to buyer's solicitor's bad behaviour ($2,600 shy of their full costs on this) Mar 25 2021 Buyer appealed judgment and lost. More costs $7,500. Appeal dismissed. BTW, pre-judgment and post-judgment interest on this whole mess: $17,399 Hannivan v. Wasi Sellers out about $2,600. Buyer out about $458,546.44 based on poor legal advice about not closing on a contract. When shopping for a litigation lawyer, choose wisely." See more

Stock market is booming bond prices decrease, yields and fixed rates increase . . When the stock market is booming, investors are more likely to make a higher return on investing in equities (i.e. the stock market) than investing in bonds. Thus the demand for bonds decreases, meaning that the price of bonds decreases, and the bond yield increases. As such, fixed rates will likely increase. This is what we are seeing now. We still have great fixed rates from 1.6% .... . Note Variable rates are controlled by different factors and there hasn’t been an increase. Variable rates also hold the advantage that they have a smaller penalty if you need to break your mortgage prior to five years. Most mortgage agents tend to recommend these for the majority of clients who can handle a little risk tolerance. . . Rates are from 1.35% for variable currently for a purchase! . . This can be ideal with clients who may be buying a rental, may be refinancing within a few years, may face a relocation within a few years - it’s just a more flexible product! . . Improve your Credit & Fast! . . *Never go over credit card/line of credit limits - Leave some space*. You may just be close to your limit, but interest charges may accidentally put you over and that’s NOT good for your score. .... It’s like when ordering a coffee, leave room at the top - even if you take it black, avoid spillages! . , Accept offers of Increased Limits - but don’t USE the new space. Equifax puts 30% weight on how much of credit (utilization) a consumer uses. Ideally, keep your balances below 30% of your limits. . . Spread out your balances. Rather than max out one visa, spread the balances (if you must have them) among your cards, to keep utilization as low as possible per card. . . Exercise all cards and lines of credit. We may like one card/program more than others, but use them even for modest purchases once a month and pay them off immediately. It keeps your date of last activity recent, increasing your score! You need activity to generate an increase for you (but make sure to pay them off!) . . Keep your old cards! Don’t close old cards. They contribute to your score as well, unless they have high annual fees. Long credit relationships contribute to your score. You can ask your card issuer to downgrade you to a free card as well. . . Make multiple card payments per month. It works into the algorithm to help improve your score. . .
