It's that time again. Time to review the previous month's happenings. We are well into our spring market (not that things were slow before hand) and have seen fast sales, over list price offers with very minimal subject periods. Keep in mind that March 2020 saw the introduction of COVID-19, which definitely had an affect on our market. The increases/decreases to year-over-year sales are not the most accurate figures in this case and should be taken with a grain of salt. ... That being said, the sales figures from March 2021 tell a strong story of a ton of pend-up demand in our local market. We are facing a lot of buyers fatigue right now, with exhaustion forcing buyers to sit on the side lines for a while. No kidding - this is a challenging market to keep motivated in as a buyer. Oh the magic of paint... Painting your home is hands down the most effective way to add instant value to your home (it's also one of the most affordable). A gallon or two of paint will set you back about $50-$100 but can add thousands of dollars in added value to your home. This is especially true with darker, low-light homes. Looking to add your personal touch to your home - like a bright yellow room for your art or yoga studio or a red feature wall in your bedroom? ... Paint is absolutely the way to go! Why? Because it allows you the freedom to style your home exactly the way you want it, and when the time comes to sell, it's quick and affordable to take it back to neutral tones to appeal to the masses. Let's be real here, that is exactly what we are aiming to do when listing a property for sale - appeal to as many buyers as possible in order to get the best price in the fastest time. Another benefit of paint is that you are absolutely capable of doing this yourself. You do not need to call in the pros if you do not want to. Now, painting is not easy and there are many tips and tricks that ensure a better outcome - which is why professionals exist - but if you feel up for the job, all the power to you! Personally, I am in the midst of repainting my home, and it's tough but rewarding work! I enlisted the help of a local interior designer (@monarcinteriors) to help with colour selection. I feel so blessed to be just a 45 minutes to an hours drive from multiple ski hills. Yes, that's right we have a choice of Whistler, Cypress, Grouse and Seymour. Not only that, but to be snowboarding and looking at the ocean at the same time is very unique and seriously awesome! #mindblown. In this business, there is a lot of talk about the wins and the good times, however, given the state of the market over the last 4 months there have been some pretty low points for some of my clients, more specifically my buyers. I have watched as buyers who could afford the home of their dreams in November be priced out of the market basically over night. It's rough out there and it would be naive of me to say it hasn't had an impact on me personally. The prices have been ...outrageous. The competition has been intense. The challenges that buyers are facing are utterly heart-breaking. There is no time for consideration or due diligence, you must move forward aggressively & immediately. It is of the utmost importance that I stay on top of market trends to ensure success for my clients, however, let's not kid around here, buyer fatigue is real, and for every 10 offers that a sellers receives there are 9 buyers left feeling exhausted and disappointed. As a seller, these are AWESOME times when you are selling, but then what? It's time to join the hoards of buyers in this up hill climb. That is why it is so imperative to have a qualified realtor in your court. Not only to guide you through this rollercoaster ride (otherwise known as the 2021 real estate market) but to have them out there searching for exclusive opportunities, or listing that are not holding back offers and any other 'unicorn' option out there. Perseverance and patience are required to cross the finish line in todays market. Don't give up. Buyer fatigue is real. I see you. We are seeing appreciation like never before, due to the desirability of Squamish and the sea to sky corridor and the lifestyle that it affords. Especially during a global pandemic. I often hear clients asking if the real estate 'bubble' is going to 'burst' and although I hope to see some more balance return to our market, I don't anticipate a huge correction. Squamish Neighbourhood Spotlight: Brennan Centre. Located on the East side of the highway, tucked away next to the Brennan Park Recreation and Aquatic Centre is an area aptly known as Brennan Centre. This is a truly fantastic neighbourhood that is much loved by Squamish families in particular. This neighbourhood is predominantly made up of single-family homes, however, the SEVEN PEAKS townhome community is also located here. There has been a lot of change in this area over... the last 5 7 years, with it originally being considered rural land before larger developments like Ravenswood (Benchmark) and SEVEN PEAKS (Polygon) saw the immense possibilities.
