Hi guys, if you would allow me, I would like to share a story with you. In 1998 I was able to purchase my first home in Kanata. My Daughter Megan was due to be ...born in 6 months and we wanted to have our own place to get the family started. It was all a big rush. The home was a fixer-upper; it needed a lot of updating before we could move in. The last thing on my mind was the specifics of the mortgage financing. The mortgage rate seemed reasonable so the concept of negotiating the terms or even understanding them seemed beyond me. Still at the time I was putting extra money into savings but was not making any additional payments to my mortgage. Worse I even graduated in finance but at no point did we study mortgages or personal finances. My parents never had a mortgage so I had no experience or reference points. Then 5 years later when the time came to renew our mortgage, I was totally shocked to learn I had only paid off $16k in principal but made $43k in payments. That’s $27K in INTEREST! I realized I was so busy making money I wasn't watching where it was going. I am sure you can relate. Life is busy. We have to understand; the interests we pay is in the bank's best interest, not ours!. From that point on I went deep into learning all that I could about mortgage amortization and how to hack my mortgage. I negotiated better terms and realized that paying all that interest was a choice of complacency. Knowledge is power. Unfortunately personal finances are not taught in schools. And most realtors steer clear of the mortgage conversation.
