What is going on There's a pandemic.. ...yet real estate action is still smoking hot There are five reasons why the demand is still super high. It's the basic law of supply and demand. There's not enough supply to support the demand, but what are the five things that's fueling the demand?... 1: The pent up demand. We've been talking about pent up demand for the last four, five, six months? March, April, and May, were supposed to be one of the hottest springs we've ever had- yet it didn't happen. Instead, it all came back this summer, and has currently carried over to fall. 2: Low interest rates. In fact, I would say we’re seeing an all-time low in the interest rate world. Really, money is on sale, so that gives the buyers more capacity to purchase a home. It gives them more buying power. 3: Buying power. The stress test rules have been loosened up by the government so that buyers, again, have more capacity; more buying power. With that they can buy more property, or they can actually get into the market. 4: Location. Our government, the Ministry of Health, and of course well-loved Bonnie Henry, has done a great job in making sure that we stay safe here. The number of cases of COVID-19 in BC and metro Vancouver has remained on the lower scale in comparison to the rest of the world, therefore a lot of people are encouraged or enticed to move to metro Vancouver. In fact, a handful of people who may have been a resident of BC before, or who currently reside in other provinces, want to come back to BC. We've also had calls from people of other countries, meeting required residency status or citizenship, inquire on purchasing a home here. 5: Our new way of living. We hear the term the new norm quite often, and it has quickly become a cliché that we are forced to accept. The new normal. A lot of people are working from home, being homeschooling, or both: resulting in the need for more space. They realize their need for a home office or the room for homeschooling. This also results in a lot of people wanting to combine their resources as a family; such as mom and dad, grandma and grandpa, moving in together and buying a bigger house so that they can support these home events, thus creating more demand for bigger homes.
