Many lenders started accepting Modified Full-Inspection appraisals last week and the reports have begun trickling in. A large proportion are under expected appraised values. We strongly recommend looking for (and possibly waiting as long as 2 weeks) to get a report that includes an interior inspection if you need higher values. Questions About Impact of COVID-19 Lenders and appraisers are unsure what the economic impacts of COVID-19 will be and are concerned about real estate values. This has many appraisers taking a conservative approach to real estate valuations. It's a good thing to remember. Err on being conservative when putting together mortgage applications and approvals. Please be careful about using automated valuations too, because, as one lender put it to me recently, there's no way those models take into account a pandemic.
