Last minute repairs, lawyer fees, prorated property taxes and home staging (which I always encourage, whether it's through a professional or done by yourself) all can be considered "surprise expenses" if you don't prepare yourself realistically. As far as commission goes, this is always something that can be negotiated and the seller rarely has to pay the buyer's agent's commission out of pocket if one is present on the transaction. On most transactions, it comes out of the seller's agent's commission. But exceptions do exist. Make sure you voice your concerns early to avoid any miscommunications. Take the habit of having saved money for your down payment and apply that to your home savings fund. Things break down, emergency repairs happen. It's a fact of life. It's not too difficult to come up with a plan from the get-go so you don't get caught with unpleasant surprises.
