How much does it cost to renovate your home? The cheeky answer is, "You will know once you are finished". But seriously, there is no exact answer to this question and you will need to be comfortable with a best guess. In most cases the best guess will be closer if you have a plan for contractors to understand the extent of the renovation and have something to estimate from. I have been told that my design fees are usually around 1-1.5% of the cost of the project. So if you sp...end $1500 on design your project will likely be $150,000 - $225,000 depending on the complexity and level of finishes you will choose. To give you some perspective on this, $1500 usually involves moving some walls, adding a deck, a new kitchen, master bedroom and ensuite. The fees go up when adding on to the house. However, every project is different and the first step is to have a plan. Because without a plan, you have no plan and no idea how to answer this tough question.

Sell or renovate? This is usually a tough question. If you want less space, then sell. But if you want more space or simply a different space then consider renovating. Especially if you really like your property and/or neighborhood. You will add value to your property instead of losing part of your investment on selling and buying costs.
