. I always recommend my buyers hire a professional home inspector as a condition of their home purchase. Some people don’t feel this is necessary, and that is their decision to make, but this is typically the biggest investment of their life and spending a few hundred dollars upfront could save them thousands in the future or even from making a poor purchase decision. This is how I feel after a successful home inspection! What does a successful home inspection mean when ...buying a home? Did you know that pretty much 0 homes come out of an inspection without any issues at all? That includes brand new builds, single family homes, condos and older homes. What I tell my buyers is that we are looking for potential major issues with mechanical, structure, shingles and windows. We are not making a list of scratches on the hardwood, loose cabinet knobs or other smaller home maintenance items to demand the seller deal with before possession. Of course, if there are concerns of safety or large upcoming bills that we had not anticipated we need to address those. What happens when those larger things come up? We can 1)ask the seller to look after them 2)re negotiate the price of the home so that the buyer can look after them post possession or 3) if the buyer is very uncomfortable with the home they can walk away and look for another home to purchase. I work with very thorough and trustworthy home inspectors. It’s important to do your own homework before finalizing your purchase!
