Let's take a look at the numbers for March 2021: Residential transactions have gone up 97% compared to March last year. But have gone down a smidge (-0.6%) since February 2021. Avg selling price increased by 21.6% compared to last year. But as gone up 4.2% since February.... Total listings have gone up 57.3% compared to March. DOM "Day's on Market" are way down by (-23.5%) compared to last year. Commercial leasing/Sales activity are down. Condo Sales have increased listings by 91.9% compared to last year. DOM is longer by 18.2% compared to last year. Sales are up by 20.7% compared to last year. Avg selling price is down by (-1.1%) Rental/leasing prices for residential has seen a downward turn. To summarize we are still in a seller's market. We might see it start to see a downward turn in demand eventually or an increase in supply which can change the market. When you put in an offer on a house, you will make a deposit on it. Doing this you want the seller to know you are serious. This deposit will be added to your down payment later on. Your deposit is due either with the offer "herewith" or as normal 24 hours "upon acceptance" of the offer as stated in the offer. The deposit can be in the form of a bank draft or certified cheque. The deposit does not immediately go to the seller but is held in trust by the real estate brokerage.... Most buyers will want to make a deposit that's at least 5% of the purchase price as it tells the seller your finances are in order. It shows that you are serious and not going to walk away from the deal. It is a token of good faith. When the sale is closed the deposit will be applied against the total purchase price and becomes a part of the down payment. In most cases your deposit could be lost if the sale does not close, although with conditions such as inspection and financing you will see your deposit return.
