Let's talks HELOCs. What is a HELOC? It stands for a Home Equity Line Of Credit. If you own a house, you have equity in it. Every time you make a mortgage payment or exercise your pre-payment privileges, you are accruing more equity in your house. Bidding Wars; Where even by winning, you could be losing. Picture this. You've found the house of your dreams, but it just so happens that three other couples share that same dream. The house that you thought was going to cost you $1.3 million ends up costing you $1.6 after you successfully outbid the other parties. You've won, for now at least. Before a lender will sign off on a mortgage, the house must be appraised, which is paid by the borrower. If that house that you a...greed to pay $1.6 for get appraised and valued at only $1.4, the lender will only lend up to 80% on the appraised value, not the purchase price. In this instance, that would leave you, the borrower, on the hook to come up with an additional $160,000 more than you originally expected, and if you don't come up with it you could end up getting sued. It's important to know how much spending power you have, so that in the event that you get into a bidding war, you're not exceeding what your able to afford with an offer.
