Record high numbers were a consistent theme from June through August, as pent-up demand from this spring’s shutdown fueled a market biased strongly in favour of Sellers. Looking at August specifically, a record number of new listings (833 up by 43.8% over last year, and 26.4% higher than the 10-year average for the month) did little to slack Buyers’ thirst for new inventory. Average sale prices for all residential property types were sky-high all summer, with the August ave...rage ending up at $634,409 (up 21% from August last year), and with single detached homes selling at an average price of $734,427 (up 18.9% over last year). A total of 686 homes were sold this past August, representing the most ever recorded in the month for as long as KWAR has been keeping statistics: and a climb of nearly 50% over the same time last year. Homes sold in the KW area were up 57.6 percent compared to the previous month (May). The average Residential home price broke the 600k barrier for the first time and was at $601,285 up 12.8 percent from June 2019. The average detached home price had an increase of 13.2 percent at $698,736. Looking at those stats we can see that the market is once again heating up in KW and COVID-19 is not deterring people from listing and buying homes. Condos were up 13.2 percent with an... average price of $372,392, townhomes were up 11.4 percent, with an average price of $457,851, and Semis were up 17.3 percent with an average price of $504,816. We saw an abundance of new homes hit the market as 920 new listings were added to the MLS, that's up 1.9 percent over the 10 year average for June.
