An easing of OSFI’s Stress Test (30 basis pts) announced today for insured mortgages with a review of uninsured benchmark rate under review until mid-March... stay tuned. Seems the posted rate from the big 6 banks didn’t do quite the job they had hoped, as actual rates have tumbled but the big 6 posted rates remain. Who’d have seen that coming... (besides everyone)? Just in time for the spring market. Honestly... you couldn’t write this stuff. Lol If this is gobbledegook to you and you are in the real estate market (or will be soon)... just call. Happy new year! It was a pretty steady-as-she-goes kind of year with condo prices and townhomes rising a little to fill the void left by the last run in single family home values. Interest rates are low and experts state likely remaining that way for the short term at least. Over-all the market was reasonably flat for sales volume. Naturally, if you’re paying rent, you’re likely not very happy to see the increased prices from the last recent run reflected in higher rates ho...wever, with some purpose built units now coming to completion, vacancy rates are rising marginally putting some downward pressure on the rental market. $1.5M plus property sales are a little soft right now... maybe great for those buyers regarding selection and value, maybe not so great for sellers. In short, it could be a great time to trade up and you may decide to wait to trade down. It depends is the easy answer and there really is no one size fits all approach when it comes to real estate... but that’s why you have me!
