Congratulations to my clients that purchased their new home! "I've known L & G ever since we moved into the Junction Triangle. They have 2 lovely daughters, and they both play with mine. Many years later, they had an opportunity to upgrade from their cozy townhouse to a much larger space. That's when they called me up to assist. We had a great buyer meeting that helped them create clarity and a strategy to find their dream home. We had to find a house with a bedroom for eac...h girl and space for L to work on her art. There also needed to be a rental component to help with cash flow. We went out searching, and before long, we found them their dream home. It had all the above, and it was DETACHED! It's walking distance to the subway and wasn't far from where they are currently living. Unfortunately, the house was set up for multiple offers, but they were open to pre-emptive offers. Unfortunately, the listing agent didn't have a home inspection, and we didn't want to put in a firm offer unless we knew the state of the house. The good news is that we work with a few trusted home inspectors that we can call on. We gave our top guy a call, and he was available the next morning. We did the inspection, and the house was in immaculate condition. I already had an offer prepared, so we submitted a firm offer right away. The agent wasn't able to present the offer until the evening, and by that time, another offer came in. We now had to adjust our offer as were are now competing. We went through the comparables again and came up with an amount that was reasonable to L & G, and now the waiting started. After what seemed like an eternity (it was just a couple of hours), the Seller chose ours!! According to the agent, we barely won over the offer, but they also liked that we inspected the house to know what we were buying. Good thing we moved quickly on this house and didn't wait until offer night as you never know how badly some other buyer would have wanted that beautiful house. Congrats L & G! Your new home is fabulous."
