I found this home, which happens to be an estate sale, for my clients that were looking for a project to update and call home. For those of you that shop for estate sales, this story might help you. A major key we needed to consider was the probate process. Because the home's title was still in the name of the deceased homeowner, the trustee needed permission from the courts to sell the home on their behalf. As you can imagine, that takes time and could affect the closing da...te. I made my clients aware that less information was available about the state of the home compared to a typical re-sale home. Since the homeowner is no longer around to offer insights about the age or condition of the home’s structural elements, or the home’s history, a home inspection was a smart move to help discover those missing details. My tips: have a backup plan if the probate gets delayed, and make sure to work with professionals that can ensure the necessary terms and conditions are added into your offer
